0n May 263 19~9 }~. Bruce MacDonald had appeared before
the Pl~%uin¢ Board on behalf of this applicant and stated that
the proposal was to develop the water frcnt as a boat yard with
motel units and cottages on the bluff~ At the time the Board
advised Mr o MacDonald that they felt the entire parcel was too
18~ge to be completely ~oned ~'B~ Business a.~d. would be only
williog to consider that portion which would be used as the
boat yard itself.
Mr. Ketcham stated to the Board that at that time M~
P~cDonaid and two other partners were about to lease the
property from him. However3 this did not work Out for Mr.
~LacDonald and the two other %udividuais and the matter was
dropped. At this time M~o Eetcham has er~gaged M_~. Edward
Z~-neski to clear the area along the water this winter so that
it will be much more presentable than it is no%4 and he hopes
to rent t~e property for a co~merciai ve~mt~e by S.orin~. He
does not feel it co%id b~ developed residentialiy,- The Board
a~reed with Mr. Ketcham on this po%u~, It was suggested to
M~' ~etcham and Y~. ~ickham[that the Board felt 200 ft. back
from the begim~uing of the b~uk and along the ~roperty in a
reasonably straight l~ne would be the solution~ If in the
future there were plans for a motel something could be ~rked
out at that time~ The Usual business district thorough the

not a hard and fast rule~

the Plamming Board received aletter from Superintendent
of Highways Harold Price relative to Seawood Acres~ Mr~ Price
stated that he does not see how t~is proposed highway emu be
built unless there is a 70 ftc right~of-way~ namely two 20 ft~
roads each side with lO ft~ sidewalk area and l0 ft. center
~and reserved for trees, ~ this time the P!arn~ing Board had
nothing fz~ther from P~. Kapp relative to the letter forwarded
to him October 28th advising him of the above ~ecision ~tb~
Superintendent of Highways.
The minutes of the meeting of October 27~ 1959~ on motion
of M~. Yo~_g~ seconded by Mr. Grebe~ and carried~ were approved
as corrected~
The Plamning Board received a letter from the Suffolk
County ~!~aning Board dated November 4¢ !9~9 transmitting a
resolution passed at their meeting on October 29~ 19~9, The
resolution stated that a co--tree consisting of Messrs, Otto W.
Van Tuyl~ M, Scudder Griffing~ and Charles P~ McFadden had made
a st~mdy of the property on Fishers islan~ presently owned by
$outho!d To~n and a£ter considerable study and personal inspec~
tion by the committee the S~ffolk County P!ann~ug Beard recommends
that the site by retained in its present status of public o~er-
ship by the To~n of 8outhold £or the use~ enjoyment and development
by said Town of Southo!do
On motion o~ ~. Unkelbach~ seconded by M~, Moisa and
earried~ it ~was ~OLI~ED that a letter be forwarded to the
Fishers Island Civic Association advising of the resolution
passed by the S~ffolk County Pl~uim~ Board and stating that
in view of the fact the Plar~aing Beard has recommended to the
Totem Boardof Southold in times past that a park district might
be set up to operate the area~ but such plsm. has not received
favorable consideration~ it would seem that a solution might be
for o~mership o~ this property to remain with the Tomm of 8gu~ho!d
b~t operati0nunder co~ract or agreementlm!ght ~ by the.F~s~ers
!s~and Civic AssOciation or some other agency, it Was po~u~ea
out the public beach involves the respensibil±ty~for a life

felt it were feasible and they or some other responsible agency

before final decisions are reached on t~is matter the Town
Attorney should be called in to make su~e the arrangements are
in order.
A letter was also forwarded to the Southold To~m Board
transmitting a copy of the Suffolk C omnty Plannimg Board:s

resolution and advising we are pursuing this matter further
~¢~th the people of the Fishers Island Civic Association and
will make our recoramendation based on our findings at a later
date ~
The Chairman advised the members of the P~anning Board
of the death of I~r. Job~U M. MuddemSm_ and read the letter he
ha5. ±nstructed the secretary to write to M~s~ Muddeman extend-
ing the ~pathy and ~uderstanding of the Pismning Board of
8outho!d To~m.

Plar~uing Board feels it is poor policy to have a residenti~!
area sandwiched between "B~ Business and ~C~' Industrial
zones and ~e would like to k~ow M~ DeI~ulf~s reaction to the
application of M~ ~ Fenmore and f~mrth~r if he would be inclined
to having the Totem Board~ on its o~n motion~ rezone the entire

Mr~ V~z~ Tuyl presented to the Board the preliminary map of
Subdivision of l~adowPoint Properties~ inc~ at Bay~iew~ $ou~oid~
New York. it v~as requested that the Planning Board give ~ure-
liminary approval to this map so that the owners may go ahead
and have the land cleared ~md roads pushed through~
On motion of Mr~ Grebe~ seconded by ~ Young~ and carried~
it was RESOL~ that the ?lar~g Board grant preliminary approval
subject to ~Ieadow Point Properties~ Inc~ filing a map in the
County Clerk's office in accordance ~_th filing regulations~
showing grade and roads~ etc~

M~. Grebe stated that the Race PoJ~ut Association had a
meeting scheduled in New York City oh November 18th to decide

on the n~rth side of 'W~ist!~r Avenue to be zoned~ At the next
meeting of the Pla~ing Board~ when the decision of the Race
Point Association is ~o~ the Pls~uing Board will ms2<e their
recommendation to the Southold To~r~ Board.

Construction Co.~ Fishers Islar~d~ New York relative to their
plan to pure,.ese the remaini~ug lots on a tract of land
as '~me Peninsula at Fishers Islsaud~ Ne~ York. They wished to
know what their resoonsibiiity ~o~!d be to the present
(other than Fishers Island Estates) in regard to the !ores
