Y. 11971 March 2, 1976 TELEPHONE 765-1313 An executive session of the Southold Town Planning Board was held March l, 1976 at 7:30 p.m. Present were: John Wickham, Chairman Henry Raynor, Vice-Chairman Frank S. Coyle Frederick Gordon Mr. Cuddy appeared before the Planning Board in regard to the cul-de-sac in the cluster subdivision of William Schriever's property in Orient. He would really like the road to be a one-way through road or possibly cul-de-sac at the business end of the property. The Planning Board discussed this matter later on in the evening and it was the consensus that the cul-de-sac be pulled back from its present location and be made square or round but not be on the property currently under litigation with Dr. Moor-Jankowski. Mr. George Staukevich, Esq. amd Mr. Rath's son appeared before the Planning Board regarding the Rath Subdivision in Southold. Mr. Stankevich said hehas sent this to Charles Barnett of the Soil Conservation Service to determine if swales will be feasible. Mr. Stankevich will send in a copy of the letter from the Health Department. He said he had spoken to Mr. Newman of County Planning the Mr. Newman highly recommends the area. KOA. Mr. Richard Lark, Esq. and Mr. Wilton appeared before the Board to discuss the site plan of the K0A campsite. The Board reviewed what was presented and several items were noted. 1. How much of Oueen Street will be required to be constructed, just to the entrance to KOA or entire length? 2. Road be curved around to improve traffic circulation. Planning Board -2- March , 1976 3. More lighting be provided by the entrance. 4. Find out if there can't be a 4" main instead of 2". This change of zone has been sent to County Planning Commission. They are waiting for objections from the Village of Greenport, which don't seem likely, which will have to be received in their office by March 8th. They will send a letter out that day. After that, it will have to be published in the official paper and ten days after publication, it is effective. The Planning Board must now wait until receipt of comments of the Building Inspector, Howard Terry, certifying as to whether or not the plan meets the requirements of all Zoning Ordinance provisions other than those regarding site development plan approval. (100-133 (C).) The Norkus site plan was discussed and it was determined that there was a deficiency in plans presented. No drainage schedule or lighting schedule have yet been presented and the site plan has not received approval from the Planning Board. The appeals of Lange and Zebroski were discussed. The Board of Appeals in an understanding with the Planning Board cannot divide a piece of property into more than two lots. The Planning Board cannot approve a subdivision containing lots of less than 40,000 square feet. The Planning Board would like to request from the Board of Appeals that no further access be granted to Ed Latham's property without providing for fifty feet across such property for future development.
