A special meeting of the Southold Town Planning Board
was held August 17, 1976 at 3:30 p.m.
Present were:
John Wickham, Chairman
Henry Raynor, Vice-Chairman
Frederick Gordon
Mr. Coyle was out of town and there is no replacement at this
date for Mr. Grebe.
On motion made by Mr. Raynor, seconded by Mr. Gordon, it was
RESOLVED to recommend to the Southold TRwn Board and the
Department of Housing and Urban Development DENIAL of the appli-
cation of Holly Construction Company, Project #NY36-0006-044,
Main Road, Mattituck, for housing assistance to be provided by
the Department of Housing and Urban Development, for the follow-
ing reasons:
1. There is no outstanding need shown for this type of
housing in this area.
2. There is presently an approved multiple dwelling project
in the immediate area of Mattituck consisting of approximately
130 units, that is in conformity with the town development plan
and zoning ordinance.
3. The Town of Southold, through its deVelopment plan,
has already provided for high density housing.
4. The Planning Board's action of recommending denial can
be understood as being completely negative for this particular
project because, presently and in the future, provisions have
been made on a local level to service the different housing needs
of the community.
5. This specific application is in clear violation of
the zoning ordinance in that it fails to provide sufficient area
of living space and sufficient gross area for the number of units
requested.

6. The required sewage treatment plant would further reduce
the required gross area as this particular area is excluded in
computing the density under our present zoning regulations.
7. The building and layout do not meet any of the existing
codes for multiple-use housing.
Vote of the Board: Ayes: Wickham, Raynor, Gordon.
On motion made by Mr. Gordon, seconded by Mr. Raynor, it was
RESOLVED to recommend to the Southold Town Board and the
Department of Housing and Urban Development denial of the
application of George Ahlers and Barry H. Hellman, Project
#NY36-0006-040, Youngs Avenue, Southold, for housing assistance
to be provided by the Department of Housing and Urban Development,
for the following reasons:
1. There already exists within 1000 yards of this proposal
a multiple dwelling area for the elderly.
2. There is a second multiple dwelling project in the
general area which is in process and has been given preliminary
approval, which consists of over 200 units for the elderly.
3. No need exists for this type of housing in this area
in excess of what exists and what has been approved.
4. There exists an adequate quantity of low-income housing
in the Town of Southold.
Vote of the Board: Ayes: Wickham, Raynor, Gordon.
Motion was made by Mr. Gordon, seconded by Mr. Raynor and
carried to adjourn the meeting. Meeting was adjourned at 5:00
p.m.
