WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever,

December 20, 7 as Map No. 90, said parcel also being own as Lot 10 on Map No. 1
of part of prop e of Edwin .H. Brown at Bayview, Town f Southold, County of
Suffolk State of Ne York, completed December 15, 19 by Franklin F. Overton and
filed in the Suffolk my Clerk's Office on Jan ry 27, 1926 as Map No. 802 being
bounded and described as llows:
BEGINNING at a point on the s therly side cedar Point Drive East where same is
intersected by the division line etwee of 101 and lot 102 as shown on the above
mentioned Map No. 90;
RUNNING THENCE South 81 degrees minu s 40 seconds East along the Southerly side
of Cedar Point Drive East 10 0 feet to a onument;
THENCE South 16 degrees minutes WEst along a division line between lot 101
and 102 as shown on t above mentioned Map No. 260 feet to the high water
mark of Peconic Ba as of 1986;
THENCEWester along the high water mark of Peconic Bay s of 1986 101.6 feet
to the di 'sion line between lot 102 and lot 101 as shown on he above mentioned
Map No 0;
TH E North 16 degrees 24 minutes East along said division line 2 feet to the
outherly side of Cedar Point Drive East at the point or place of beg ning.
BEING AND INTENDED TO BE the same premises conveyed to the grantors herein by
Deed dated August 17, 1984 and recorded in the Office of the Suffolk County Clerk
on September 14, 1984 in liber 9641 cp 187.

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof;TOGETHER with the appurtenances and all the
estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises
herein granted unto the party of the second part,the heirs or successors and assigns of the party of the second part
forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever,except as aforesaid.
AND the party of the first part,in compliance with Section 13 of the Lien Law,covenants that the party of the first
part will receive the consideration for this conveyance and will hold the right to receive such consideration as a
trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to
the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
The word"party"shall be construed as if it read"parties"whenever the sense of this indenture so requires.

ALL that certain plot, piece or parcel of land, situate, lying
and being at Bayview, near Southold, in the Town of Southold,
County of Suffolk and State of New York, known and designated as
Lot No. 101 on a certain map entitled, "Subdivision Map of Cedar
Beach Park" completed September 15, , 1926 by Otto W. Van Tuyl
Surveyor and filed in the Suffolk County Clerk's Office on December
20, 1927 as Map No. 90, said parcel also being known as Lot 10 on
Map No. 1 of part of property of Edwin H. Brown at Bayview, Town
of Southold, County of Suffolk State of New York, completed
December 15, 1925 by Franklin F. Overton and filed in the Suffolk
County Clerk's Office on January 27, 1926 as Map No. 802 being
bounded and described as follows:
BEGINNING at a point on the Southerly side of Cedar Point
Drive East where same is intersected by the division line between
lot 101 and lot 102 as shown on the above mentioned Map No. 90;
RUNNING THENCE South 81 degrees 58 minutes 40 seconds East
along the Southerly side of Cedar Point Drive East 101.60 feet to
a monument;
THENCE South 16 degrees 24 minutes West along the division
line between lot 101 and 102 on the above mentioned Map No. 90,
254.0 feet more or less to the high water mark of Peconic Bay as
of 1986;
THENCE Westerly along the high water mark of Peconic Bay as
of November 19, 1998, a tie line course and distance of North 82
degrees 32 minutes 08 seconds Wst, 101.76 feet to the division line
between lot 102 and lot 101 as shown on the above mentioned Map no.
90;
THENCE North 16 degrees 24 minutes East along said division
line 255 feet to the Southerly side of Cedar Point Drive East at
the point or place of BEGINNING.

insure the title to such buildings and improvements
erected on the premises which by law constitute
real property.
