WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration paid
by the party of the second part,does hereby grant and release unto the party of the second part,the heirs or successors
and assigns of the party of the second part forever,
ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon erected,situate, lying and
beingia;*K at Southold, in the Town of Southold, County of Suffolk and State of
New York, bounded and described as follows:
BEGINNING at a point on the northerly side of a 30 foot right of way distant 140.0 feet
easterly from the intersection of the northerly side of said 30 foot right of, way with
the easterly side of Town Harbor Lane and which said point of beginning is th
southeast corner of land now or formerly of E. J. Donlon; running
thence north 41 degrees 07 minutes 30 seconds west along said land now or formerly
of E. J. Donlon 102.66 feet;
Tax Map thence north 33 degrees 01 minutes 50 seconds west 57.91 feet;
Designation thence north 52 degrees 48 minutes 10 seconds east 118.69 feet;
Dist. 1000 thence south 40 degrees 19 minutes 10 seconds east 142.65 feet to the northerly side
of said 30 foot right of way;
Sec. 66 thence westerly along the northerly side of said 30 foot right of way on the arc of a
curve bearing to the right having a radius of 941.29 feet a distance of 125.00 feet to
the point or place of beginning.
BI;;. 1 TOGETHER with an easement for ingress and egress to and from Town Harbor. Lane over
said 30 foot right of way.
BEING AND INTENDED TO BE the same premises conveyed by Deed dated May 7, 1964 and
Lot(s) 24 recorded May 14, 1964 in Liber 5543 page 14 in the Suffolk County Clerk's Office.
TOGETHER with all right, title and interest, if any, of the party of the first part of, in and to any streets and roads
abutting the above-described premises to the center lines thereof; TOGETHER with the appurtenances and all the
estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein
granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first pari has not done or suffered anything whereby the
said premises have been encumbered in any way whatever,except as aforesaid.
AND the party of the fust part,in compliance with Section 13 of the Lien Law,covenants that the party of the first part
will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund
to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment
of the cost of the improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties"whenever the sense of this indenture so requires.
