Dear Ms. Spiro:
As discussed in my meeting with you yesterday (January 28, 1999).
I am the prospective purchaser of the above referenced property.
This property consists of approximately twenty four (24) acres and
I would propose to subdivide it as follows:
(A)
Two (2) five (5) acres parcels equally fronting on Long
Island Sound (approximately 130' frontage per lot, see
enclosed survey of northerly part of property). I am willing
to covenant and restrict in perpetuity that each of there
five (5) acres parcels can not be further subdivided.
(B)
The balance of the property i.e. an approximate fourteen (14)
acre parcel fronting on Oregon Road and running
northerly towards Long Island Sound into one parcel with
the right to build 1 one (1) family residence on said parcel.
As to this parcel with the exception of the 1 one (1) family dwelling
I would be willing to sell to the County all other developments rights to preserve
the property in an agricultural and open land state.

To summarize then; I would like to subdivide the property into
three (3) parcels: 2 five (5) acre parcels and one (1) approximately fourteen (14)
acre parcel insuring that any future development of this property will at most
consist of three (3) single family residences all meeting the Building Code
Specifications of Town of Southold.
My immediate plans call only for a one (1) residence on one (1) of
the five (5) acre parcels for my own use. The two (2) remaining parcels to stay
"as is" for the foreseeable future.
I would appreciate it if you could have the Planning Board
Members review this plan and inform me as to their opinion of its feasibility.
