WITNESSETH, that the party of the first part, in consideration of Ten and 001100-($10.)--Dollars, and
other good and valuable consideration paid by the party of the second part, does hereby grant and release
unto the party of the second part, the heirs or successors and assigns of the party of the second part
forever,
All that certain plot, piece or parcel of land, situate lying and being at Mattituck, Town of Southofd,
County of Suffolk and State of New York, bounded and described as follows:
BEGINNING at appoint on the westerly line of Marlene Lane where the same is intersected by
the southerly boundary line of land conveyed on October 22, 2962 by Long Island Enterprises,
Inc. to Robinson J. Goodale;
RUNNING THENCE along the westerly side of Marlene Lane South 20 degrees 39 minutes 10
seconds East 50.00 feet to land now or formerly of M. Riches;
THENCE along the southerly side of said last mentioned land South 69 degrees 20 minutes 50
seconds West 145.00 feet to land now or formerly of Mattituck Park Properties, Inc.;
THENCE along said last mentioned land North 20 degrees 39 minutes 10 seconds West 50.00
feet to land now or formerly of Robinson J. Goodale aforementioned;
THENCE North 69 degrees 20 minutes 50 seconds East 145.00 feet to the westerly line of
Marlene Lane at the point or place of BEGINNING.
TOGETHER with a 10 foot right of way from Peconic Bay Boulevard to Peconic Bay as described
in Agreement dated 2120152 recorded 4/24/52 in Liber 3344 Page 328 and any and all beach
rights.
SUBJECT to covenants, restrictions, reservations and easements of record.
JReserving to the party of the first part a life estate in the premises.
BEING AND INTENDEDTO BE the same premises conveyed to the party of the first part by deed
dated 12/20/73, recorded 12/31/73 in Liber 7560 page 548.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the
appurtenances and all the estate and rights of the party of the first part in and to said premises.
TO HAVE AND TO HOLD the premises herein gran'ted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and
will apply the same first to the payment of the cost of the improvement before using any part of the total of
the same for any other purpose. The word "party" shall be construed as if it read "parties" whenever the
sense of this indenture so requires.
