Dear Mr. Samuels:
The following resolution was adopted by the Southold Town Planning Board at a
meeting held on Monday, December 10, 2001.
The final public hearing was closed.
The following resolution was adopted:
WHEREAS, Rita J. Pellegrini is the owner of the property known and designated as
Pellegrini Vineyards, located at Route 25 in Peconic; and
WHEREAS, this site plan for Pellegrini Vineyards is to restore an existing barn for wine
storage; and
WHEREAS, this sit,e plan was certified by the Building Department on December 10,
2001; and "'
WHEREAS, the Town Engineer has reviewed the drainage calculations and the
Planhing Board has accepted his recommendation for approval; and
WHEREAS, the Southoid Town Planning Board has determined that this action is a
Type II Action and not subject to review under the State Environmental Quality Review
Act, (Article 8), Part 617; and
Pelleqrini Vineyards at Richmond Creek Farm - PaRe Two- 12/11/01
WHEREAS, a final public hearing was closed on said application at Town Hall,
Southold, New York on December 10, 2001; and
WHEREAS, all the requirements of the Site Plan Regulations of the Town of Southold
have been met; be it therefore
RESOLVED, that the Southold Town Planning Board grant final approval on the
surveys, dated October 18, 2001, and authorize the Chairman to endorse the final
surveys subject to a one year review from date of building permit.
Enclosed please find two copies of the approved site plan; one for your records and one
to be submitted to the Building Department when you apply for your building permit.

inspection made May 4, 2012. The site is now in conformance with the Approved Site
Plan, dated October 18, 2001, prepared by Samuels & Steelman, Architects and the
Approved As-built Plan, dated June 8, 2007, prepared by Samuels & Steelman,

RENOVATIONS TO THE BARN AT PELLEGRINI VINEYARDS

Dear Mike,
Please amend the existing building permit for the above referenced project. Enclosed you
will find three sets of prints of the ongoing renovations at the existing barn structure at
Pellegrini Vineyards in Peconic. The essential nature ofthis project is to repair the damage
suffered by the neglect of the roof, which brought the building close to collapse. At the
same time, we intend to reinforce the existing floor structure, to allow it to bear the weight
of modern farm equipment. You will note that we have included additional structural
information, as requested.
The building will be used only for the strictly agricultural purpose of maintaining the
vineyards, i.e. storage of mechanical equipment, bird netting, etc. There is no storage of
bottles, wine, or other production functions intended. There is also no plumbing component
in the project.
In the near future, we intend to apply for Site Plan approval from the Planning Board for the
entire site. This application will seek additional uses in the existing garage structure in front
of the barns. In the meantime that structure, presently vacant, is simply shown to remain,
as is the occupied residence on the road. The current project of restoring the existing barn
does not depend on additional uses: Pellegrini has need of the entire building to be used
for agricultural purposes.
Therefore, please amend the existing building permit as requested.
