WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,

and designated as and by Plots Nos. 196, 197, 198, and 199 on a certain map
Sec. 77 entitled "Map of Goose Bay Estates" in the Town of Southold, Su'-folk County, New
York, said Map being made by Lewis N. Waters, L.S. of Oyster Ba,r, L.I. , N.Y. :
Blk. 1 dated 9-12-1934 as and by Map No. 1176 (Abstract No. 1197) , bounded and described
as follows:

BEGINNING at the intersection of the westerly side of Cedar Avenme with the
northerly side of Hickory Avenue running thence North 33 Degrees 51 Minutes 20
Seconds West 123.36 feet;
running thence North 19 Degrees 19 Minutes 30 Seconds East 60 feat;
running thence South 70 Degrees 40 slinutes 30 Seconds East 120 feet to the wester]
side of Cedar Avenue;
running thence South 19 Degrees 19 Minutes 30 Seconds West alo ; the westerly sido
of Cedar Avenue 96.27 feet to the point or place of BEGINNING.
TOGETHER with the right to use for reasonable purposes all that portion of land
lying in front of Plots Nos. 53 to 58, both inclusive, Plots Nos. 168 to 195, both
inclusive and Plots Nos. 277 to 310, both inclusive, as more fully set forth in
deed dated July 21, 1939 and recorded, September 8, 1939 in the office of the Cler
of the County of Suffolk in Liber 2061 Page 285.
RESERVING unto Julia L. Citera a life estate in the above described premises for
and during the natural life of Julia L. Citera and upon her death, the remainder
shall vest in John A. Citera and Jeffrey A. Cited and their assigns forever.
BEING AND INTENDED TO BE the same premises conveyed by Deed dated May 16, 1966
recorded May 20, 1966 in the Suffolk County Clerk's Office in Liber 5960 Page 549.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof: TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not dnne or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
III( same first to the payment of the cost of the improvement before using anv part of the total of the saine for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture 5o requires.
