WITNESSETH, that the party of the first part, in consideration of one dollar and other
good and valuable consideration, lawful money of the United States, paid by the party of the
second part, does hereby grant and release unto the party of the second part, their heirs or
successors and assigns forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements
thereon erected, situate, lying and being
at Nassau Point or Little Hog Neck, in the Town of Southold, County of Suffolk and
State of New York, known and designated as Lot No. 131 on a certain map entitled,
"Amended Map A. of Nassau Point, owned by Nassau Point Club Properties, Inc.,
situate in the town of Southold, Long Island, NY" surveyed June 28, 1922 by Otto W.
Van Tuyl, C. E. and surveyor, Greenport, New York, and filed in the office of the
Clerk &the County of Suffolk on August 16, 1922 File No. 256.
BEINGAND INTENDED to convey the same premises described in the deed to the
party of the first part by deed dated November 14, 1996 and recorded 'Oe.t..m,~ fb ,1996 in
Liber ~%~Page ta~t4 .
TOGETHER with the appurtenances and all the estate and rights of the party of the first
part in and to said premises;
TO HA VE AND TO HOLD the premises herein granted unto the party of the second
part, their heirs or successors and assigns forever. And the party of the first part covenants that
he has not done or suffered anything whereby the said premises have been encumbered in any
way whatever.
And the party of the first part/grantor, in compliance with Section 13 of the Lien Law,
covenants that the party of the first part/grantor will receive the consideration for this
conveyance and will hold the right to receive such consideration as a trust fund to be applied first
for the purpose of paying the cost of the improvement and will apply the same first to the
payment of the cost of the improvement before using any part of the total of the same for any
