New York 11952, as surviving spouse;
party of the first part, and
tHE SHANNON TRUST #III, under agreement dated October,
21, 2008, Bryan Shannon, residing at 269 Erik Drive,
Setauket, New York 11733, as Trustee, as to a 9.85%
interest in the premises,;
party of the second part,
reserving a 9.85% interest for the party of the first
part;
WITNESSETH, that the party of the first part, in
consideration of Ten Dollars and other valuable
consideration paid by the party of the second part, does
hereby grant and release quitclaim unto the party o[ the
second part, the heirs or successors and assigns of the
party of the second part forever, all of the party of
the first part's interest in
ALL that certain plot, piece or parcel of land, with
buildings and improvements thereon erected, situate,

BEGINNING at a point which is the southeasterly corner
of the premises about to be described, which said point
is distant the following courses and distances from the
northwesterly terminus of Ruth Road as shown on "Map of
Sunset Knolls, Section 2" filed in the Suffolk County
Clerk's office as Map no. 5448: (1) South 71 degrees 39
minutes 20 seconds West 50.16 feet; (2) North 22 degrees
55 minutes 50 seconds West 282.72 feet; (3) South 66
degrees 01 minute 50 seconds West 67.68 feet to said
point of beginning; running thence from said point of
beginning South 66 degrees 01 minute 50 seconds West
100.00 feet to a point; thence North 23 degrees 58
minutes 10 seconds West 50.00 feet to a point; running

terminus of Ruth Road as shown on a "Map of Sunset
Knolls, Section 2" filed in the Suffolk County Clerk's
Office on April 9, 1970 as Map No. 5448, running thence
from said point of beginning along the westerly side of
Lot No. 56 on the "Map of Sunset Knolls, Section 2" the
following two courses and distances: (1) South 22
degrees 56 minutes 50 seconds East 97.55 feet; (2) South
22 degrees 23 minutes 30 seconds East 26.00 feet to a
monument located on the northeast corner of land now or
formerly of Cornelia S. Hubbard; thence South 67 degrees
37 minutes 20 seconds West along land now or formerly of
Cornelia S. Hubbard, 409.36 feet to land of Warren B.
Brady and Mary S. Brady; thence North 23 degrees 58
minutes 10 seconds West along land of Warren B. Brady
and Mary S. Brady 50.02 feet to a point; thence North 67
degrees 37 minutes 20 seconds East 150.05 feet to a
point; thence North 23 degrees 58 minutes 10 seconds
West 454.16 feet to a point; thence South 66 degrees 01
minute 50 seconds West 50.00 feet to a point; thence
South 23 degrees 58 minutes 10 seconds East 405.54 feet

SUBJECT TO Declaration of Covenants and Restrictions
dated March 14, 1974, recorded in the Suffolk County
Clerk's Office on May 14, 1974 in Liber 7637, page 121,
and Electric easement in favor of Long Island Lighting
Company dated January 9, 1975 and recorded in the
Suffolk County Clerk's Office in Liber 7793 page 154.
BEING AArD INTENDED TO BE the same premises conveyed to
the Grantor by Deed dated March 5, 2010 and recorded in
the Suffolk County Clerk's Office on June 10, 2010 in
Liber D00012627 page 442, the Grantor being the same
person described as the Grantee in said Deed.
PREMISES KNOWN AS 2886 Ruth Road Ext., Mattituck, NY.
Together with all right, title and interest, if any, of
the party of the first part in and to any streets and
roads abutting the above-described premises to the
center lines thereof;
Together with the appurtenances and all the estate and
rights of the party of the first part in and to said
premises;
To have and to hold the premises herein granted unto the
party of the second part, the heirs or successors and
assigns of the party of the second part forever.

And the party of the first part covenants that the party
of the first part has not done or suffered anything
whereby the said premises have been encumbered in any
way whatever, except as aforesaid.
And the party of the first part, in compliance with
Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this
conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for
the purpose of paying the cost of improvement and will
apply the same first to the payment of the cost of the
improvement before using any part of the total of the
same for any other purpose. The word "party" shall be
construed as if it read "parties" whenever the sense of
this indenture so requires.
