admitted to probate by the Suffolk County Surrogate's Court under file #992P2008, residing at 2615
E. Mill Road, Mattituck, New York 11952, party of the first part, and
MARY S. DRUM, DIANE SANDUSKY and MICHAEL L. DRUM, as Trustees of the Henry W.
Drum Shelter Trust, with an address of 2615 E. Mill Road, Mattituck, New York 11952, party of the
second part,

Dollars, and other good and valuable consideration paid by the party of the second part, does hereby grant
and release unto the party of the second part, the heirs or successors and assigns of the party of the second

This deed is in distribution of the property described from the Estate of Henry W. Drum to the
Trustees of the Shelter Trust under the will described above.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose. The word "party" shall be construed as if it read "parties" when ever the sense of this indenture so
requires.

ALL that certain plot, piece or parcel of land, situate, lying and being at Mattituck, in the
Town of Southold, County of Suffolk and State of New York, being bounded and
described as follows:
BEGINNING at a point on the ordinary highwater mark of Deep Hole Creek at the
northwesterly comer of premises being conveyed, which point is distant 488.50 feet
measured in a course bearing North 83 degrees 00 minutes 40 seconds East from a
monument set on the North line of Bungalow Road, which monument is located 136.48
feet as measured on a course of South 57 degrees 43 minutes East from the intersection of
the southeast comer of land now or formerly of Kopf and the northerly line of Bungalow

TOGETHER with a fight of way over the existing traveled road to Bungalow Lane and
subject to a right of way of others over said existing traveled road as it crosses the
premises conveyed hereunder, as per an Agreement dated the 18th day of November,
1976, and recorded in the Office of the Clerk of the County of Suffolk on May 13, 1977
in Liber 8235 of Conveyances at Page 397, which Agreement has been amended in
accordance with an Agreement dated May 13, 1977.
TOGETHER with the right to lay and maintain a pipe in the bed of the traveled roadway

The party of the first part hereby grants to the party of the second part the right to drill a

BEGINNING at a point on the northerly side of Mill Road distant the following two
courses and distances measured along the northerly side of Mill Road from the comer
formed by the intersection of the northerly side of Mill Road with the easterly side of
Reeve Road:
1. North 66 degrees 56 minutes 16 seconds East 4I 1.49 feet;
2. North 73 degrees 37 minutes 16 seconds East 204.82 feet to the true point of
Beginning.
RUNNING THENCE fi.om said true point of beginning along the southwesterly side of
