Dear Mr. Terry:
Thank you for meeting with the Alianos, Frank Murp_hy' and. myself regarding the
above parcel owned by Mr. Aliano. The' p~rcel is 28.7 acres situated in the
Agricultural Conservation (AC) district with a small portion on the north end
(1.1 acres) in the Resort Recreational district.
Mr. Aliano would like to subdivide the parcel into five or six lots plus a large farm lot
(a residence already exists on the southwest corner of the property). He is interested
in selling the development right on this large lot to the Town.
Mr. Aliano understands that the purchase would need to be coordinated with the
Department of Land Reservation and has attached a Town form signifying interest in
further dialogue. Also, attached is a copy of a surveyed map of the property.
Please advise as to the next steps needed (meeting, report, formal application, etc) to
continue the process.

I am an owner of a home at 995 Glen Court, in Cutchogue. Mr. 3/,llhno recently receiyed permits.
including an approval from your office to build 5 or more homes adjoi~ingmyprol~erty. All of
the addresses for these homes are on "Duck Pond Road".
I recently discovered that notwithstanding the homes are to be addressed as Duck Pond Road, two
or more &the homes will have driveways and entrances on the Glen Court cu! de sac. 1 have
attached a plan which shows the driveway on Glen Court cul de sac that was obtained (and
approved) from your office.
1 am concerned that allowing these driveways on this the cul de sac will raise serious traffic and
safety issues to an already crowded and confined area. You should also note that there is an
additional lot being sold for construction on Glen Court Road by another owner. I am concerned
for the children who are ever present at the cu! de sac during the summer months.
Properly, Mr. Aliano's driveways to these new homes should be on Duck Pond Road, consistent
with the address. At a minimum, a traffic and safety study should be performed to ascertain the
impact of these driveways will have on the welfare of the residents of the cul de sac.
This is a matter of serious concern. I ask that your office take all necessary action to not allow
the driveways. Please call me at your earliest convenience after you review this letter to discuss
the matter further, as I would like to understand what course I can pursue through town
government to prevent construction of these driveways as proposed. You can reach me at any

Dear Ms. Wickham:
The Planning Board at the August 4, 2003 worksession issued the following comments
regarding the above concept plan.
1. The plat states that the action is a set-off. The Planning Board has ruled that the
action is a minor subdivision. Please correct the plat title accordingly.
The Planning Board request that the proposed new lot line be "squared" off to create
a more rectangular lot configuration. The new lot line location is not labeled. Please
label the new lot line accordingly.
The Planning Board requested that lots 1 and 2 be reduced in size to provide for the
opportunity to preserve more agricultural lands and screen the homes (if possible) in
the existing wooded area.
4. The Planning Board had no comment regarding the 50' right-of-way as proposed.
