WITNESSETH, that the party of the first part, in consideration of TEN and no/lO0ths ($10.00) dollars paid by
the party of the second part, does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Town of Southold, County of Suffolk and State of New York, known and designated as
Lot 33 and part of Lot 32 as shown on a certain map entitled, "Map of Lots of John G. Champlin" and filed in
the Suffolk County Clerk's Office as Map #337 and as more particularly bounded and described as fo[[ows:
BEGINNING at a point at the intersection of the southerly southerly side of Knapp Place with the westerly side
of Sterling Place; running thence South 30 degrees 27 minutes 30 seconds East along the westerly side of
Sterling Place a distance of 65.50 feet to a point and land now or formerly of Pruitt; running thence South 70
degrees 31 minutes 20 seconds West along land now or formerly of Pruitt a distance of 131.75 feet to a point
and land know or formerly of Syrett; running thence North 30 degrees 27 minutes 30 seconds West along land
now or formerly of Syrett a distance of 71.50 feet to a point in the southerly side of Knapp Place; running
thence North 73 degrees 05 minutes East along the southerly side of Knapp Place a distance of 133.0 feet to
the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by deed made by
Stanley Droskoski and Patricia L. Droskoski, his wife, dated April 12, 2005 and recorded in the Suffolk County
Clerk's Office on April 20, 2005 in Liber 12383 Page 228.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
~remises herein granted unto the party of the second part, the heirs or successors and assigns of the pady of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the pady of the
first pad will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose. The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
