THIS INDENTURE, made the 23rd day of February in the year two thousand and twelve
BETWEEN ANN P. WALL, as surviving tenant by the entirely, residing at 217 Beverly
Road, Brooklyn, New York 11218, party of the first part, and
RICHARD A. WALL and KENNETH N. WALL, as Co-Trustees of the ANN P. WALL
2012 IRREVOCABLE TRUST, dated February 23, 2012, 217 Beverly Road, Brooklyn,
New York 11218, party of the second part,
WITNESSETH, that the party of the first part, in consideration of NO CONSIDERATION dollars
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second pan forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,
situate, lying and being in the Town of Southold, County of Suffolk and State of New York, at Laurel,
known and designated as and by Lots Nos. 17 and 18 on a certain map entitled "Subdivision Map
Section One, of Property of George [. Tuthitl and others" filed in the Office of the Clerk of Suffolk
County on January 15, 1929 as Map No. 861, which said lots when taken together are more
particularly bounded and described as follows:
BEGINNING at a point on the westerly side of Bray Avenue distant 100.00 feet southerly from the
corner formed by the intersection of the westerly side of' Bray Avenue with the southerly side of
Eighth Street, said point also being where the division line between Lots 16 and 17 as shown on said
map intersects the westerly side of Bray Avenue;
RUNNING THENCE southerly along the westerly side of Bray Avenue, South 20 degrees 46 minutes
50 seconds East 100~00 feet;
RUNNING THENCE South 69 degrees 13 minutes I 0 seconds West 150.00 feet;
RUNNING THENCE North 20 degrees 46 minutes 50 seconds West 100.00 feet to the above
mentioned division line;
RUNNING THENCE easterly along said division line North 69 degrees 13 minutes 10 seconds East
150.00 feet to the westerly side of Bray AveBue, the point or place of BEGINNING.
Being and intended to be the same premises known as 530 Bray Avenue, Mattituek, New York
11952 and conveyed to the parD' of the first part by deed dated December 30, 1993 and recorded
in the Office of the Clerk of the County of Suffolk on danuary 25, 19cJq ,

TOGETHER with all right, title and interesl, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereofi TOGETHER with the appurtenances and all
the estate and rights of'the party &the first part in and to said premises;
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors
and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the part)' &the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose. The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first above
written.
