residing at 1850 Carroll Avenue, Peconic, NY 11958 and JOHN E. BOKINA, JR., residing at 1355 Tuckers
Lane, Southold, NY 11971 as to a one-half interest

WITNESSETH, that the party of the first part, in consideration of TEN and no/100ths ($10.00) dollars paid by
the party of the second part, does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Town of Southold, County of Suffolk and State of New York, known and designated as
Lot 34 on a certain map entitled, "Map of Peconic Homes" and filed in the Suffolk County Clerk's Office as
Map No. 4181, which said lot is more particularly bounded and described as follows:
BEGINNING at a point on the northeasterly side of Henry's Lane, which said point is distant 176.3 feet more or
less from the corner formed by the intersection of the northerly side of Middle Road and the northeasterly side
of Henry's Lane, which point is also the division line between Lot 1 and Lot 34 as shown on the
aforementioned map;
RUNNING THENCE along the northeasterly side of Henry's Lane, North 42 degrees 09 minutes 30 seconds
West, 112.00 feet to the division line between Lot 34 and Lot 33 as shown on the aforementioned map;
THENCE along the above mentioned division line North 47 degrees 50 minutes 30 seconds East, 180.00 feet
to lands now or formerly of Sfaelos Realty Corp.;
THENCE along the last above mentioned lands, South 42 degrees 09 minutes 30 seconds East, 112.00 feet to
the division line between Lot 34 and Lot 1 as shown on the aforementioned map;
THENCE along said division line South 47 degrees 50 minutes 30 seconds West, 180.00 feet to the
northeasterly side of Henry's Lane at the point of place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the Barbara Ficner, n/k/a Barbara Bokina as
to a one-half interest by deed made by Inge M. Clausen, dated April 27, 1971 and recorded in the Suffolk
County Clerk's Office on August 30, 1971 in Liber 6923 Page 390 and to Stacy Marczewski and John E.
Bokina, Jr. as to a one-half interest by deed from John E. Bokina, dated November 23, 2011 and recorded in
the Suffolk County Clerk's Office on December 6,2011 in Liber 12678 Page 566.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the pady of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the pady of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be apptied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose. The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
