deceased,c/o 14370 Soundview Avenue, Southold, New York 11971,
party of the second part,
WITNESSETH, that the patty of the first part, to whom Letters Teslamentary were issued by the Surrogate's Court,
Suffolk County, New York on April 28, 201 l and by virtue of the power and authority given in and by said last will and
testament, and/or by Article 11 of the Estate's, Powers and Trusts Law, and in consideration ofTen Dollars*, paid by
lhe party of the second part, docs hereby grant and release unto the party of the second part, the heirs or successors and
assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and
being in the Town of Southold, County of Suffolk and State of New York, known as designated as Lot No. 3 as shown
on a certain Map entitled "Map of Northweod Estates at Southold" and fded in the Office of the Clerk Of the county of
Suffolk on February 7, 1972, as Map No. 5675.
SAID premises being known as 14370 Soundview Avenue, Southold, New York 11971.
BEING AND INTENDED TO BE THE same premises conveyed to Richard Melchione and Concetta Melchione, as
tenants-in-common, by deed dated March 5, 2008, recorded in Liber D00(}O 12545 Page 184 on March 25, 2008, in the
Office of the Clerk of the County of Suffolk.
*THIS TRANSFER is made pursuant to Articles SECOND and THIRD of the Last Will and Testament of
CONCETTA M. MELCIHONE, deceased, and pursuant to the Renunciation of RICHARD E. MELCHIONE
dated September 14, 2011, ~ed with the Suffolk County Surrogate's Court.
TOGETHER with all right, title and interest, if any, of the party of the fwst part in and to any streets and roads abutting
the above described premises to the center lines thereof: TOGETHER with the appurtenances, and also all the estate
which the said decedent had at the time of decedenfs death in said premises, and also the estate therein, which the party
of the first part has or has power to convey or dispose of, whether individually, or by virtue of sa!d will or otherwise; TO
HAVE AND TO HOLD the premises herein granted unto the party of the second part, thc heirs oi' successors and assigns
of the pany of the second part forever.
AND the party of the firs! part covenants that the party of the fa'st pan has not done or suffered anyfldng whereby the
said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first pan
will receive the consideration for this conveyance and will hold the right to receive such consideration as a u'ust fund
to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of
the cost of the improvement before using any pan of ibc total of the same for any other purpose.
The word "pany" shall be construed as if it read "panics" whenever the sense of ~ indenture so requires.
