Being and intended to be the same premises conveyed to Grantee in Deed dated August 16, 2004
and recorded September 10, 2004 in Liber D00012342 Page 620.
TOGETH ER with all right, title and interest, if any, of the party of the first part'in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and
all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the party
of the second part forever.
-AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and
will apply the same first to the payment of the cost of the improvement before using any part of the total of
the same for any other purpose.
AND the party of the first part covenants as follows: that said party of the first part is seized of the said
premises in fee simple, and has good right to convey the same; that the party of the second part Shall quietly
enjoy said premises; that the said premises are free from encumbrances, except as aforesaid; that the party
of the first part wili execute or procure any further necessary assurance of the title to said premises; and
that said party of the first part will forever warrant the title to said premises.
The word "party" shall be construed asif it read "parties" whenever the sense of this indenture so requires.

State of New York, known, shown and designated as lots numbered One
(1), Two (2) and Three (3)., Section Fourteen (14.} on a certain map
entitled "Map of lots on Fishers'Island embracing the Highland
'Range between the Gre.at Harbor and Atlantic Shore, filed in the
Office of the clerk of the County of Suffol.k, State of New York, on
the 23rd day of September, 1878, and numbered 339, in said office,
excepting so much as has heretofore been.conveyed to Arthur B.
Kinsolving and Sally Bruce Kinsolving, his wife, by deed dated
November 23, 1936, recorded in Suffolk County Clerk's Office in
.Liber 3451 of deeds, at page 381 on the 17=h day of December, 1952',
the premises being hereby conveyed being specifically b6unded and
described as follows:
'BEGINNING at a. stone monument in the Southwesterly line of
Halcyon Avenue, said monument being 1530.67 feet North of a point
Which is 2241.01 feet West of another monument marking'the United
States Coast and Geodetic Survey Triangulation Station"PROS"; and
thence running along said Avenue line North 36 degrees 03.minutes.
30 seconds West 206.10 feet to another monument; thence along said

thence south 54 degrees 23 minutes West 72.86 feet; thence North 12
degrees 59 minutes 20 seconds West 17.0 feet; thence South 54

Heathulie'Avenue; thence along said Avenue line South 12 degrees 59
minutes 20 seconds East 227.20 feet to .another monument; thence
still along said Avenue'line South 26 degrees 06 minutes 20 seconds
