Article Ill of the Last Will and Testament of Deborah Elizabeth Dixon, does hereby grant andrelease unto tbe

Fisher's Island, in the Town of Southold, County of Suffolk and State of New York, bounded and described as
follows:
SEE SCHEDULE "A" ANNEXED HERETO AND MADE AND PART HEREOF
TOGETHER with all right, title and interest, if any of the party of the first part in and to any streets and road
abutting the above described premises to the center lines thereofi TOGETHER with the appurtenances and all the
estate and rights of the party of the first part in and to said premises; TOHAVEAND TO HOLD the premises
herein granted unto the party of the second part, the heirs or successors and assigns forever. And the party of the
first part covenants that he has not done or suffered anything whereby the said premises have been encumbered in
any way whatever.
AND the party of the first part/grantor, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part/grantor will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will
apply the same first to the payment of the cost of the improvement before using any part of the total of the same
for any other purpose. The word "party" or "grantor" shall be construed as if it read "parties" or "grantors"
whenever the sense of this document so requires.

BEGINNING at a point on the Southerly line of Crescent Avenue xvhich point marks the boundary line
between the property of Bert Scagliotti & wife and said Harry D. Guest, which point in located N. 4964.79 W.
t 128.44 of United States Coast & Geodetic Triangulation Station "PROS", the tine runs S. 30 15' 20" E. along the
Westerly side of properties of Bert Scagliotti & wife and said Harry D. Guest, the latter having purchased said tract
of land fi'om Eva Sears under date of December 15, 1943, a distance of one hundred, fifty and 00/I 00 (150) feet to a
inere stone; thence the line turns to tile right and runs S. 86° 44' 40" W. a distance of twenty and 00/100 (20) feet;
thence the line tums to the right and runs in a Northerly direction one hundred, fifty and 00/100 (I 50) feet to the
Southerly line of Crescent Avenue; thence, the line turns right end runs in a N. 86° 44' 40" a distance of twenty and
00/I 00 (20) feet to tile point of beginning, tile latter having purchased this tract of land from tile Fishers Island
Farms, Inc., under date of March 17, 1945, by deed dated April 19, 1945, recorded in the office of the Clerk of
Suflblk County, State of New York, in Liber 2439 of Deeds, page 208. Said above described tract or parcel of land
contains approximately .068 acres.
BEING AND INTENDED to be the same premises conveyed to Deborah Elizabeth Dixon, deceased by
deed dated the 20m day of February, 1992 and recorded in the office of the Clerk of the County of Suffolk on the
26m day of February, 1992 at Liber 11423 of deeds, page 569.

COMMENCING at tile Southwest come,' of a plot of land on Fishers Island, Town of Southold, County of
Suffolk and State of New York, sold by Ednnmd M. and Josephine E. Ferguson to Emory Sears by deed dated
December 27, 1899, and recorded in Suffolk County Clerk's Office in Liber 489 of Deeds, page 323, on tile 10'h
day of January, 1900.
SAID line rnns in a Northerly direction along the Easterly boundary of property of Fishers Island Farms,
Inc., a distance of 83 feet; thence turning to the right, the line tans in a Easterly direction a distance of 50 feet, more
or less, to the Westerly line of a driveway connecting with Crescent Avenue which avenue is tile Northerly
bonnda,'y of the property covered by the above mentioned deed; thence, the line tm'ns to the right and runs in a
Southerly direction a distance of 83 feet along the Westerly line of said driveway to property of Fishers Island
Farms, Inc., thence, the line tums to the right nnd runs in a Westerly direction a distaace of 50 feet, more or less,
along the property of said Fishers Island Farms, Inc., to the point of beginning. That the parties of the second part
shall quietly enjoy the said premises, and shall also have the furl and unobstructed nse of the Drive-way mentioned
in the foregoing description of' the property herein conveyed; and, also that tile snid parties of tile second part shall
have full access to the Water Line now rtmning fi'om the Water Main on Crescent Avenue lhrough the property of
the said party of the first for the purpose of obtaining water and for making any needed changes or repairs that may
be required fi'om time to time.
BEING AND INTENDED to be the same parcel conveyed to Deborah Elizabeth Dixon, deceased by deed
dated the 20't~ day of February, 1992 and recorded in the Office of the Clerk of Suffolk on the 26th day of February,
