(329-3062) From: Anthony Trezza, Senior Planner Date: April 20, 2006 Re: Conservation Subdivision Calculations for SCTM#1000-18-6-14.5 thru 14.9 and 1000-27-2-7 As requested, I have prepared the accompanying conservation subdivision calculations for the above-referenced properties located on the south side of Main Road and the north side of Narrow River Road, 900' west of Platt Road in Orient. The parcel is split zoned, with the largest portion located in the R-80 Zoning District with a smaller potion located in the R-200 Zoning District. Please Note: All yield, open space and wetlands calculations provided herein are approximate and are based a survey prepared by John C. Ehlers dated 11-15-99 as well as information contained in the Town's Geographic Information Systena All calculations are subject to change if new information is supplied. Lot Information Total Lot Area (all tax lots): 81.56 acres Total Unbuildable Land: 2.98 acres (freshwater wetlands) Total Buildable Land: 78.58 acres Portion Zoned R-80: approximately 69.95 acres Unbuildable Land in R-80: approximately .34 acre (freshwater wetlands) Buildable Land in R-80: approximately 69.61 acres Portion Zoned R-200: approximately 11.61 acres Unbuildable Land in R-80: approximately 2.64 acres (freshwater wetlands) Buildable Land in R-200: approximately 8.97 acres Total Calculated Yield in R-80:69.61 acres x 43,560 s.f./80,000 s.f. = 37 lots Total Calculated Yield in R-200:8.97 acres x 43,560 s.f./200,000 s.f. = 1 lot Total Calculated Yield: 38 lots 75/75 Conservation Subdivision To be classified as a 75/75 Conservation Subdivision, 75% of the buildable lands must be preserved and density must be reduced by 75%. The yield is calculated by multiplying the total buildable area by 43,560 sq.ft, then dividing it by 80,000 sq.ft for the land located in the R-80 Zoning District or 200,000 square feet for the portion of the property located in the R-200 Zone. The calculated yield is then reduced by 75%. No affordable housing required for Conservation Subdivisions. Total Area of Preservation: 75~/o of 78.58 acres or 58.935 acres Total Development Area: 78.58 acres - 58.935 acres = 19.645 acres Yield: 38 lots reduced 75%: 9 lots 80/60 Conservation Subdivision ~ To be classified as an 80/60 C0nsef~ation Subdivision, 80% of the buildable lands must be preserved and density must be reduced by 60%. The yield is calculated by multiplying the total buildable area by 43,560 sq.~t, then dividing it by 80,000 sq.ft for the land located in the R-80 Zoning District or 200,000 square feet for the portion of the property located in the R-200 Zone. The calculated yield is then reduced by 60%. No affordable housing required for Conservation Subdivisions. Total Area of Preservation: 80% of 78.58 acres or 62.864 acres Total Development Area: 78.58 acres - 62.864 acres = 15.716 acres Yield: 38 lots reduced 60%: 15 lots The property owner already permanently preserved 62.84 acres through the sale of development rights to the Town of Southold. Therefore, based on this analysis and the information provided to us at our meeting on March 21, 2006, it appears your client's proposal to develop this site would meet the Conservation Subdivision criteria of the Town Code. However, you are advised to meet with planning staff a second time to discuss the proposed layout of the lots as well as the subdivision application process, should your client decide to move forward with developing the site.
