and L.S. entitled, "Map of Reydon Shore, Inc. , Bayview, Long
Island, New York" and filed in the Office of the Clerk of the
County of Suffolk, Riverhead, New York, on July 1, 1931 as Map No.
631 bounded and described as follows:
BEGINNING at a point on the southerly side of Oak Drive which said
point being the division line between Lot No. 44 and Lot No. 45 as
shown on the abovementioned filed map; Running thence in a
generally southerly direction along the southwesterly side of Oak
Drive the following two courses and distances: 1) South 27 degrees
44 minutes 00 seconds East, 28.35 feet; 2) South 42 degrees 09 0
minutes 40 seconds East, 28.35 feet to the division line between 4
Lot No. 46 and Lot No. 47 on said .lap; Thence South 44 degrees 04
minutes 00 seconds West, 215.65 feet along said line to a point;
Thence North 69 degrees 50 minutes 20 seconds West, 155.0 feet to
the division line between Lot No. 44 and 45 on said map; Thence
North 60 degrees 43 minutes 30 seconds East, 301.80 feet along said
division line to the southwesterly side of Oak Drive at the point
or place of beginning.
BEING AND INTENDED TO BE the same premises conveyed to the party of
the first part by deed recorded in Liber 7997 at page 524.
TOGETHER with all right.title and interest.if any of the party of the first part in and to any sheets and roads
abutting the above described premises to the center lines thereof.TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and In said premises.TO HAVE AND TO HOLD the premises
herein granted unto the party of the second pall,the heirs or successors and assigns of the party of the second
Part forever
AND the party of the first part covenants that the party of the hrsl part has not done or suffered anything whereby
the said premises have been encumbered in any way whateverexcept as aforesaid
AND the party of the first part,In compliance with Section 13 of the Lien Law covenants that the party of the first
part will receive the consideration for this conveyance and will hold the right to receive such consideration as a
trust fund to be applied first for the purpose of paying the cost of the Improvement and will apply the same first to
the payment of the cost of the Improvement before using any oart o,the total of the same for any other purpose.
