Sec 208-13 states: Permitted use in residential zones:
(4) Wineries which meet the following standards:
(a) The winery shall be a place or premises on which wine
made from primarily Long Island grapes is produced
and sold;
(b) The winery shall be on a parcel on which at least 10
acres are devoted to vineyard or other agricultural
purposes, and which is owned by the winery owner;
(c) The winery structures shall be set back a minimum of
100 feet from a major road; and
(d) The winery shall obtain site plan approval.
Status: Review tasting room use in the AC zoning Distdct and not producing
wine or having the required 10 acres on the parcel. Site Plan
Submission is incomplete. Applicant needs a SPUD / notice of

The Planning Depamnent is in receipt of your site plan application and has determined that
.prior to the review of your application, a notice of disapproval from the Building Inspector

to whether a site plan is required. Such determination shall also include a written decision as

This lot line change is to accommodate a side yard set-back requirement
of 15 feet for the R-40 Zone. The existing house on SCTM#1000-70-5-34
sits on the property line of the adjacent parcel, SCTM#1000-70-5-35.
Both lots are owned by the Nadherneys. In order to accommodate a
requested second floor addition on the existing house, the ZBA has
granted a side yard setback variance conditioned upon Planning Board
approval of a lot line change which would create a 9 foot side yard
setback for the eastern side yard of SCTM#1000-70-5-34. Both lots

proposed actions that are subject to the Town of Southold Waterfront Consistency Review Law. This
assessment is intended to supplement other information used by a Town of Southold agency in

Before answering the questions in Section C, the preparer of this form should reviexv the exempt
minor action list, policies and explanations of each policy contained in the Town of Southold Local
Waterfront Revitalization Progrmn. A proposed action will be evaluated as to its significant
beneficial and adverse effects upon the coastal area (which includes ali of Southold Town).

affect the achievement of the LWRP policy standards and conditions contained in the consistency
