Southold Town Planing Board -4- January 12~ 1970 In regard to "Laurel Country Estates~.~. a hearing date will be set up when the amount of'the bond to be required is established. Gary Olsen~ Esqo~ and Martin Weglicki appeared before the Planning Board in reference to the proposed subdivision of Martin~ Weglicki~ located on north side' of Peconic Bay Blvdo~ Laurel~ New-York° The Board stated again their opinion that the adjoining .pr0~erty will be developed and there must be 'connecting roads to it. Mr. WegiiCki informed the Board that he does not wish to give Lot % 17 for park and playground area as required by the Board at their last meeting. He offered the Board a choice of any other' 2 lots in place of Lot % 17. The Board decided upon Lot~ ~s 12 & 13a plus the beach area robe set aside for park and playground area. The Chairman~advised Mr. Weglicki that the'ToWn will not accept the responsibilityoflthe beach area. Parkand playgroundarea is'the-reSPonsibility of the developer or preferably a property owners association should beformed~ The Board reco~mendedthat the property owners association be made the owners of thebeach area at the same timel The Chairman presented Mr.. Orient~ New York. The Chairman ".informed him' again that this must' be 'a major subdiVisi, n, The Board cannot gr~nt approval for. a minor subdivision in a ease where the ~appli~ant owns surrounding ~land which is not to be included in the minor sub- division. A minor subSivision .shOuld not contain over 4 lots. The Board informed'Fir. King of .the new. County rule effective January 1970 requiring 40~000 sq. ft. of area per lot~, unless the subdivision is to-contain public water and sewerage. The 'Beard 'informed M~. King that- he had 3 alternatives: 1, Insist that 'the Planning Board reconsider their decision made at'~the last' meeting. 2. File for a majerSubdivision of % acre 1.ts. 3. File for a minor subdivision with of area per lot~. 2 lots on E/S o~'road and 2 lots on W/S of road. Mr. King insisted that the Board ~re-eonsider his application for minor subdivision of 4. lots as originally presented. The Beard informed h/m that -they just will. not approve a minor subdivision when he owns the s~rrounding land which is not included inI it, The 'Board advised Mr. King to consider a ~ajor subdivision with lots of 2051000 of ar~ea and have estimates prepared for ~he cost of roads and other improvements, They suggested that he prepare a ma~or subdivision map- and perhaps divide it into section~ ts be filed sepe~ately one' section at' a time. John Krukoski presented the' Planning Board with a preliminary map for' Proposed minor subdivision of property of Charles Kruko~k~ loe~ted on south side of Fanning' Road~ New~. Suffolka New York. The map showed 4 lots~ each containing less than 15~000 sq. ft. of area except for' Lot' ~ I which contained 15~300 sq. f~. ~f' a~rea. The Chairman. stated that the Board could 'not accept lots..centaining under 20~000 sq. ft~ of~ area. The Board advised Mr. ~ukoski that they wilI have to .consult the Town~ Attorney~ The Board of~ Health~: and the County< Plann/ng. commission~ Chairman dated, the map as received January 12~ 1970. the' Boarc~ with .nap for propose& pr op~rty lO~ated Lane~ CutehogUe$. The Board advis.ed him that they~would consider, granting~-appr°val of these lots~ but' the balance of the property ~(interior' I~ts) Will depend on provi ~ding roads and will have to go u_~der the new 'County regulation of 401~000 sq. ft. of area per lot. : Southold T~wn Planf~hg Board -7- January 12~ 1970 Larry Tuthill P.E.' presented the Planning Board with a bond estimate in the amount of $67~000.00' for the completion of roads and other improvements in the proposed'subdivision tobe known' as "Wheatfield ~ark"~, owned by Frank &Nicholas' Man~ar0~,. property located onlnerth side of Griffing Street~ CUtehegue®~N~-Yj~ and a bend estimate in theamount of $80~000.00 for the~completion of roads and other improvements in'the proposed subdivision to be kn~wnas "LaureI Country Estates" owned by Leonard C. Emma & others located on north side of Peconic Bay Blvd,~ LaurelS, New York. Dick;Lark~ Esq. ~re~uested.~that reeommendations to the.Tow~Board'on these two subdiviVions be held up sothat~ he can acquire contracts for th~ work' to present to the Board and possibly lower the bend estimates.
