A regularmeeting of the SouthoId ~own Board.of'Appeals was
t~td at 7:30 PoM.-, Wednesday, August 9, 1967, at the Town Office,
Main Road, Southold, New York.
There were present: Meesrs: John Wickham~ Chairman; Henry
Moisa,. William Unkelbach, Frank'Coyle, Alfred Grebe.
Also present: Howard Terry,, Building Inspector.
The Chairman signed the final subdivision map of'Corey. Creek
Estates,. located~a$ Bapview~, Southold, New York~ owned and developed
by South Fork'Development Corp.
Mr. ~ulius Zebroski appeared before ~he Boa~ with a preTiminary
plan and-layout of property located-at~Ba~iew Road and Waterview
Drive, S0~thold. 'The Board examined~the proposal. .The ~map showed
an existing dwelling 12 feet, plus or minus, from the ~ropos~d road,
The Chairman advised that the Planning Boardwould required 20,.000
square Eeet for all lotsexcept" for t~e smal~l~-space ishown on
Waterview-Drive.

On motion by Mr. Greb$, 'seconded by'Mr. Moisa, it was
RESOLVED that prelimi~aryl, approval be given to~/%e~newlocation
of the proposed road as shown on the of land~ Julius Zebroski

Vote of the Board: Ayes:-Mr. Wickham,~ Mr. Moisa, Mr. Grebe,
Mr. Unkelbach~. Mr. Coyle.
Mr. George A~lers appeared before the'Board with a map and
proposal tQdonnect~Wells Avenue and Hill Road atLSouthold by a 50
foot road to be approximately 451 feet long. Mr.-Ahlers stated
that it .was intended to extmnd city.'water down this proposed road,
The proposed road would be all on Mr.v Ahlers, and Mr. Rubin's
property.
On motion by Mr, Moisa, seconded by Mr. Grebe, it was
RESOLVED that Mr. George Ahl~rs be granted prel~inary approval
of the layout-of the proposed road to connect'WellsAvenue and Hill
Road at~Southold, New York, as shown on the map by Otto W. Van Tuyl
and-Son~ map'dated-April 12,~ 1966.
Vote of the Board: Ayes:- Mr. Wickham, Mr, Moisa~ Mr. Grebew.
Mr. Unkelbach~. Mr.~ Coyle.
It was also agreed that'Mr. Ahters be written a letter advising
him'of 'the Soard's preliminary approval and stating~thatthe Board
would requirelthat any Tots sold along this proposed road will have
~to have a minimum.of 20,~000 square feet.
On motion by Mr. Coyle,. seconded by'Mr. Unkelbach,~ itwas
~'~ESOLVED that the Southold Town Planning Board set' We~lnesday,
September 6~..1967, at 7:30 P~M&~-, atthe Town Office, Main Road,
Southold,New York%~. as the time and place of hearing upon amendments
to the Rules and Regulations to the Subdivision of'Land in the
Town of Southold.

Mr. Lefferts P.-Edson, Esq.~ appeared befOre, the Board in regard
to PeconicHomes, Section II~ at-Peconic. Mr~ Edson explained that
the situation in regard to 'the right ofway is .no different 'tha~
it waswhen Peconic Homes, Section I was filed. He explained that
the people on the ~th s~l have the right-of way-they'had for
many years that runS'along the easterly Side-of the subdivision map.
THE CHAIRMAN: One thinghas happened. This part of the subdivision
we are talking about now would cut them off from the right of way
that'they enjoy. This lot 18 will cut,them off. They thing is that
you~have got to get from them some sort of a right of way agreement,
that they can use this land. A normal right of way-came down through
here.
LEFFERTS P2 EBSON. ED~.: People have a right-of way fromRoute ~$
on the easterly side line down the farm Which is-continueous with
the adjoining owner. That is theway it-will always be unless there
is public access and the junction will have to bem~de, here.
THE1 CHAIRMAN: Then put the right of way' on the map,~ then we have
something. A map with a right or'way on it. This new section does
change' the picture in that there is no access right here.
LEFFERTS P. EPSON, ESQ,: Therenever was access there. This is
a private agreement.
THE CHA~: Then sketch in on the map and say what it is.
MR. ~CH: He'proposed that he make a quitclaim deed on
this.
. LEFFERTS P~' EDSON~i ES~: These people have a right to go through
here forever until we supply-themWith a righter way.
THE CNAIRMAN: This right of~ way has to be shown on, the filed map.
~(,The right of way was drawn, on the map which ,was in front of
,the Beard. Mr. Edson stated that all the deeds shown and will show
an existing right of'way onthe easterly line. Mr,~ EdsOn gave
authority for the~ existing right of~ way' along the easterly-.~line
of"the property to' shown ~on the final_ maps. The matter of .Peconic
Homes,. Section II- will be taken up again at-the next- regular.' meeting
of the Planning Beard. )

A letter was written to Nicholas~S. Carlisi,. E~q. in regard to
the condition of"the raods at beep'.Hole' Creek-Estates. Mr.-Carlisi
was informed thattMr. Zaleski is proceeding withwork-on the
roads in'Deep ~Hole Creek'Estates in~ accordance With the plans filed
with 'the~Southold Town Plann~ Board and thatthe construction of
the roads in the subdivision arecovered by a performance bond and
Mr.~ ZaleSkilhaS another year'to meet allthe Town requ.irements.
On motinn~ by'Mr. Unkelbach,. seconded by Mr. Grebe, it was
RESOLVED that the Southold Town Planning Board approve the
minutes of July 18, 1967,.~as submitted.

On motion by Mr. Unkelbach, 'seconded by Mr. Moisa.e. it was
RESOLVED that the Southold Town Plannin~ Board recommend 'to
the $outhold Town Board thatthey on their o~ motion change the
following property oto an "M" Multiple Residence'District.'
Beginning ara point on the ordinary highwater mark of~"Pipes
Cove"~ where land of Roach meets land of Steinmetz'Estate' and ruling
northerly~along this lineextended to west end of'"Silver~ Lane~";-thence
easterly~along the southerly side of"SilverLane" extended easterly
towar~ "BrOwn Street" to a point 600 feet east of Silvermere Road;
thence on a line parallel to land of Toner 500 feet to ordinary
highwater.mark of "Pipes Cove"; thence along ordinary high water
markof "Pipes Cove" to the point of'beginning.
This area includes lands of'D%C~ Roach, A. Frohne~_ T. Jurczenia,.
W. Hilsenbeck, J. F~Sher~. J. Nunno,~ V. Frohne,. and, part of meadow
