WITNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the at Bayview, in the Town of Southold, County of Suffolk and
State of New York, known and designated as Lot No. 42 on a certain map
entitled, "Leeward Acres at Bayview" , filed in the Office of the Clerk of
the County of Suffolk on June 4, 1971 as Map No. 5599 which said lot is
more particularly bounded and described as follows :
BEGINNING at a point on the westerly side of Topsail Lane distance 375 . 00
feet southerly from the extreme southerly end of a curve which connects the !
westerly side of Topsail Lane with the southerly side of North Bayview 1
Road; running thence southerly along the westerly side of Topsail Lane, I
South 17 degrees 00 minutes 30 seconds West 174 . 10 feet; running thence
North 72 degrees 59 minutes 30 seconds West 229 . 83 feet; running thence
North 16 degrees 57 minutes lb seconds East, 173 . 88 feet; running thence
South 73 degrees 02 minutes 50 seconds East 230 . 00 feet to the westerly
side of Topsail Lane, the point or place of BEGINNING.
TOGETHER with an undivided one fifty-third (1/53rd) interest in lands shown I
and designated as "Park, Recreation and Drainage Area" , on the Map of j
Leeward Acres at Bayview, filed in the Office of the Clerk of the County of i
Suffolk on June 4 , 1971, as Map No. 5599 . 4.
BEING AND INTENDED TO BE the 'same premises conveyed to the party of the
first part by deed dated ;July. 2, 1993 and recorded in the Suffolk County
