Carol Terry says that a lot of her relatives were buried in Hog Neck.
I've never heard of a cemetery there. I called Howard Terry and he
said, yes, there once was a family cemetery in the "north-east corner of
our east lot across from Miss Mattie's" (Miss Mattie Wells/Booth
Olsson) on Main Bayview Road.
Years ago, when he was just a kid- he must be in his very late 80's) he
says, the family had undertaker Beebe from Cutchogue dig them up and
re-inter them in the Presbyterian Cemetery in Southold. The graves in
Bayview (Hog Neck) were not marked and there was an iron fence
around them.

Dear Mr. Raynor:
The final maps for the above men.ned subdivision were endorsed on July 9,
1990. The mylar maps were to be filed in the office of the County Clerk within sixty
(60) days of the date of endorsement.
The Board's records do not show whether the maps were fled with the County
Clerk. If, indeed, the maps were filed, please supply this office with a copy of the
filed map. If the maps were not filed, please indicate in writing the reasons for this
omission.
Upon submission of fie information requested above, fie Board will make a
determination as to the status of the approval.

must be picked up at this office and filed in the office of the
County Clerk. Any plat not so filed or recorded within sixty
(60} days of the date of final approval, shall become null and
void.
Please notify the Planning Board when the fire well has
been installed. No building permits will be issued until the
fire well has been aoceptedby the Orient Fire District.

Dear Mr. Raynor:
The following resolution was adopted by the Southold Town
Planning Board at a meeting held on Monday, March 5, 1990.
WHEREAS, N. Douglas Latham & Audrey E. Latham are the
owners of the property known and designated as
SCTM# 1000-26-2-42, located at the southwest corner of King
Street and Douglas Street in Orient; and
WHEREAS, this minor subdivision, to be known as Major's
Terrace, is for 2 lots on 13.87 acres; and
WHEREAS, the Southold Town Planning Board, pursuant to the
State Environmental Quality Review Act, (Article 8), Part 617,
declared itself Lead Agency and issued a Negative Declaration on
October 16, 1989; and
WHEREAS, a final public hearing was closed on said
subdivision application at the Town Hall, Southold, New York on
February 13, 1990; and
WHEREAS, all the requirements of the subdivision.
Requlations of the Town of Southold have been met; and
be it therefore,
R~SOLVED, that the Southold Town Planning Board grant
conditional final approval on the maps dated September 27, 1989,
and authorize the Chairman to endorse the final surveys subject
to fulfilhnent of the following conditions. All conditions must
be met within six (6) months of the date of this resolution.
Submission of draft Declaration of Covenants and
Restrictions and all the additional information which
was requested in the Planning Board's correspondence
date~ January 19,' 1990.
Submission of final maps (5 paper prints an~ 2 mylars)
showing the following=
A. The revisions which were requested in the Planning
Board's correspondence date~ January 19, 1990.
B. The stamp of the Suffolk County Department of
Health Services.

DECLARATION OF COVENANTS AND RESTRICTIONS

MAJOR ASSOCIATES, having offices at 242 East Fifth Street, New
York, New York, hereinafter referred to as "Declarants-#
W I T N E S S E T H:
WHEREAS, Declarants are the owners in fee simple of a certain
parcel of land situate et Orient, Town of Southold, County of
Suffolk, State of New York, and designated on the Suffolk County
Tax Map as District 1000, Section 026.00, Elock 02.00, and Lot
042.000; being the same premise conveyed to Declarants by deed
dated June 20, 1989, recorded in the Suffolk County Clerk~a office
on July ?, 1989, in Liber 10891 Page 178, and referred to herein
as the "premises."
WNEREAS, the Declsrants intend to subdivide said premises for
residential purposes and desire to subject said premises to certain
reservations, restrictions, conditions, covenants and agreements.
NOW THEREFORE, the Declarants do hereby declare that the
aforesaid premises and every portion thereof is hereby held and
shall be conveyed subject to the conditions, covenants and
restrictions hereinafter set forth, and that every purchaser of
said premises so purchased shall be held subject to the covenants,
conditions, and restrictions hereinafter set forth.
1. A one hundred (100) foot c6nservation easement shall exist
in perpetuity around the pond. The terms of the easement shall be
as follows:
A. No structure or building shall be placed within the
easement area. The terms "structure" and "building" shall be
interpreted as including, but not limited to swimming pools;
patios; storage buildings; structures for housing of domesticated
animals, boats, trailers, recreational vehicles; retaining walls
or bulkheads.
B. The easement area shall remain in its natural state.
It is not to be cleared of the indigenous vegetation. Nor shell
it be mowed and planted to grass.
C. The easement area shall not be filled with soil, sand
or other debris, including brush.
D. The easement area may be traversed by a walkway,
whether elevated or on the ground, provided proper wetlsnds permits
are obtained'from the Southold Town Board of Trustees and the New
York State Department of Transportation.
E. Any disturbance to the land within the easement area
shall be redressed by the restoration of said land to its prior
natural state.

1. No lot shall be changed in any manner at any future date
unless authorized by the Town of Southold Planning Board. There
shall be no further subdivision in perpetuity.
2. A ~hort radius curve, preferably with a radius no greater
than 20 feet, shall be provided at the corner Of King Street and
Douglass Street to facilitate turns at the corner and to enhance
the streetscape.
3. No driveway or entrance road shall be located on King
Street nor on Douglass Street within fifty (50) feet of the ends
of the short radius curve at the corner of those streets.
4. No stormwater runoff resulting from the development and
improvement of the subdivision or any of its lots shall be
discharged directly into Major's Pond.
5. Erosion and sediment control measures shall be required
during and immediately after construction on each lot to insure
that stormwater runoff will not carry eroded and other deleterious
materials into Major's Pond.

6. These covenants and restrictions can be ~lified only at
the ~equest of the then o~ner of the premises with the approval of
a ~ajority plus one of the Planning Board of the Town of Southold
after a public hearing. Adjoining property owners shall be
entitled to notice of such public hearing but their consent to such
modification shall not be required.

Mr. Richard Nagy asked to speak to the Board i~ regard
to work being done at.~~.. Orient. Mr. Naxjy Said
fill has been du~ed in and aroUnd the pond. Mr. ~agy presented
a copy of a letter sent to him by the B~ilding Inspector
dated July 5th, stating that the Town Engineer was ~gging
to inspect the work being done. Mr. Bage said some of the
work being done was in connection with the park for Willow
Terrace Subdivision. Mr. Nagy said eight loads of fill has
been dumped since last week. Lorraine Terry presented
pictures of the work being done and the fill placed around
~ ~ taken on JUly 4, 1973~ MrS. Terry asked if
Section II of Willow Terrace borders on ~ ~
Mr. Moisa said Section I has park and playground on his own
property, section II Ks not approved. Mr. Nagy said a
parcel of property in Willow Terrace Section was sold in
December 1972 w~ch was 6/10ths of an acre. Mr. Wickham
said he cannot bring in a subdivision map and subsequently
sell one of the lots off of it. He is entitled to no
consideration. The Be&~th Department Revlew Board told him
to reduce the subdivision, Willow Terrace, Section II, from
22 to 15 lots. Lorraine Terry asked if a sand and gravel
permit had been issued to Mr. Douglass. Mr. Wickham said
that record would be with the Town Clerk. I have been told
that he had a permit. This is a Town Ordinance. Mr. Wickham
thanked them for coming in and Mr. Nagy for his letters.
Mr. Axien again came before the Board in regard to
'Peconic Knolls. He'wanted to know about the change in the
right' of way. Mr. Wickham said everypropertY owner must
agree to the change. The road has to be built to Town's
specifications; 36 feet paved~ The road must meet the
Standards even though it is not dedicated. The s~bdivlsion
cannot be approved unless the right of way is ~hown on the
map or eliminated.
