MC MANUS, his wife, both residing at 214 Grand Boulevard, Massapequa Park, New York Ifv62 party of the second part, WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration d„/ paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or successors and assigns of the party of the second part forever, ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,lying and being in the Tgown of Southold, County of Suffolk and State of New York, at Laurel, bounded and described as follows: BEGINNING at a point at the extreme Northwesterly end of an arc of a curve which has a radius of 25 feet and a length of 39.27 feet , said curve connects the Northerly side of Albo Drive with the Easterly side of Bray Avenue; RUNNING THENCE North 20 degrees 46 minutes 50 seconds West, along the Easterly side of Bray Avenue 75 feet, to a dirt driveway; RUNNING THENCE North 69 degrees 13 minutes 10 seconds East, along the dirt driveway, 205.74 feet to the land now or formerly of William Brock; RUNNING THENCE South 16 degrees 13 minutes 10 seconds West along the afore- mentioned land 125.22 feet, to the northerly side of Albo Drive; RUNNING THENCE South 69 degrees 13 minutes 10 seconds West, along the Northerly side of Albo Drive, 105.38 feet, to the end,of an arc of the curve above mentioned; RUNNING THENCE along said arc of a curve with a radius of 25.0 feet a length of 39.27 feet to the point or place of BEGINNING. TOGETHER with the privilege in common with others to use a right-of-way leading from the Boulevard, so called, to Peconic Bay, which privilege is contained and recited in deed to Georgia I. Tuthill et al. , dated April 17, 1928 and recorded August 13, 1928 in Suffolk County Clerk's Office in Liber 1368 of Deeds at Page 24 . BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by deed dated August 6, 1976 and recorded in the Suffolk County Clerk's Office August 13, 1976 in Liber 8086 at Page 160.
