Quitclaim Deed
This Indenture, made the JAS day of 7)�PC4Z,�

CAROL P. SCOTT, f/k/a CAROL L. PERRY, residing at

party of the first part, and
PAULETTE OFRIAS, residing at
135 Wood End Way
Southold, New York 11971, and
SUZANNE M. FUJITA, residing at

MICHELLE S. KRAKOWKA, residing at
1065 Leward Drive
Southold, New York 11971,
Party of the second part,
Witnesseth, that the party of the first part, in
consideration of Ten Dollars and other valuable
consideration paid by the party of the second part,
does hereby grant and release unto the party of the
second part, the heirs or successors and assigns of the
party of the second part forever, a fifteen point
three percent (15.38) undivided tenant-in-common
interest to each of PAULETTE OFRIAS, SUZANNE M. FUJITA,
and MICHELLE S. KRAKOWKA, the party of the second part,
reserving to the party of the first part a fifty-four
point one percent (54.18) interest,
All that certain plot, piece or parcel of land,
situate, lying and being at Pine Neck, near Southold,
in the Town of Southold, County of Suffolk and State of
New York, known and designated as Lot No. 42 on a
certain map entitled, -Map of Southwood, Lots NOS. 1-53
inclusive" made from actual survey completed October 1,
1953 by Otto W. Van Tuyl & Son, Licensed Land
Surveyors, Greenport, New York, and which said Map was
filed in the Suffolk County Clerk's Office on November
24, 1953 as Map No. 2141, Abstract No. 2249.
Together with all the right, title and interest,
if any, of the party of the first part in and to the
highways in front of and adjacent to said premises and
to the center line thereof;
BEING AND INTZMED TO BE a transfer by the party of the
first part of a fifteen point three percent (15.38)
undivided interest as Tenant-in-Common in the premises
to each of PAULETTE OFRIAS, SUZANNE M. FUJITA, and
MICHELLE S. KRAKOWKA, and reserving to the party of the j.

first part a fifty-four point one percent (54.18)
undivided interest in the premises.
BRIM AND IDP MMM TO 338 a portion of the same premises
conveyed to the Grantor herein by Deed dated July 24,
1981, and recorded in the Office of the Clerk of
Suffolk County on July 29, 1981, in Liber 9044 at Page
116.
Together with all right, title and interest, if
any, of
the party of the first part in and to any streets and
roads abutting the above described premises to the
center lines thereof;
Together with the appurtenances and all the estate
and rights of the party of the first part in and to
said premises;
To have and to hold the premises herein
granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part
forever.
and the party of the first part covenants that the
party of the first part has not done or suffered
anything whereby the said premises have been encumbered
in any way whatever, except as aforesaid.
and the party of the first part, in compliance with
Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this
conveyance and will hold the right t0"receive such
consideration as a trust fund to be applied first for
the purpose of paying the cost of improvement and will
apply the same first to the payment of the cost of the
improvement before using any part of the total of the
same for any other purpose. The word "party" shall be
construed as if it read "parties" whenever the sense of
this indenture so requires.
