paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs

WAV e. Suffolk and State of New York, known and designated as and by
Lot No. 77 on a certain map entitled "Amended Map of Mattituck Park
Properties, Inc . , Mattituck, New York" , said map being made by
Daniel R. Young, P.E. and L .S. from actual survey completed
July 11 , 1924 and filed in the Office of the Clerk of the County
of Suffolk on the 12th day of January, 1926 as and by Map No. 801 ,
which said lot is more particularly bounded and described as
follows:
BEGINNING at a point on the easterly side of Sigsbee Road, said
point being the division line between Lot 76 and Lot 77 situate
1229 .83 feet northerly from the corner formed by the intersection
of the northerly side of Peconic Bay Boulevard with the easterly
side of Sigsbee Road;
RUNNING THENCE North 20 degrees 38 minutes 00 seconds West along
the easterly side of Sigsbee Road a distance of 50.00 feet to a
point iii the division line of Lot 78 and Lot 77 ;
THENCE North 69 degrees 22 minutes 00 seconds East a distance
of 140.00 feet to a point ;
THENCE South 20 degrees 38 minutes 00 seconds East a distance
of 50.00 feet to a point;
THENCE South 69 degrees 22 minutes 00 seconds West a distance
of 140.00 feet to the easterly side of Sigsbee Road, the point or
place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed by Joseph C.
and Harriet V. Quinlan by deed dated July 30, 1973 and recorded
August 8 , 1973 in Liber 7461 cp 549.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
` the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
i' whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust'fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the sane for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indentpre so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first above
written.
