D: 1000 Office of the Clerk of the County of Suffolk 6/22/70 as Map No.
5486 said lot being more particularly bounded and described as

BEGINNING at a point on the easterly side of Delmar
B: 04.00 Drive where the same is intersected by the division line
between Lots 49 and 50 on the aforesaid map;
L: 016.000- RUNNING THENCE from said point or place of beginning
along the division line between lots 49 and 50 North 71 degrees
23 minutes 40 seconds East 152 . 33 feet;
THENCE South 13 degrees 29 minutes 30 seconds East-
140 . 01 feet to the division line between lots 50 and 51 ;
THENCE along said last mentioned division line South
71 decrees 23 minutes 40 seconds West 152 . 05 feet to the
easterly side of Delmar Drive ; and
THENCE alona said last mentioned division line North
13 degrees 36 minvites 20 seconds West 140 . 00 feet to the
division line between lots 49 and 50 at the point or place of
Beginning.
Being and intended to be the same premises acquired by deed
dated 1/27/78 and recorded 1/31/78 in the Office of the Suffolk
County Clerk .
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
.AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
