WITNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs

roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
See. 128 and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of

AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.

SCHEDULE "A"
ALL that certain plot, piece or parcel of land, with the buildings
and improvements thereon erected, situate, lying and being at
or near Laurel, Town of Southold, County of Suffolk and State
of New York, as shown on map entitled, "Map of Edgemere Park,
at Laurel , L. I. , N.Y. , D. R. Young, Surveyor, Riverhead, N.Y.
dated March 1931 " and filed in the office of the Clerk of the
County of Suffolk on July 22 , 1931 , under map filed No. 742 ,
and which said lot is more particularly designated as and by
the Lot No. 6 on said map, which said lot is more particularly
bounded and described as follows :
BEGINNING at a point on the easterly side of an unnamed roadway
distant 270 feet southerly from the corner formed by the
intersection of the southerly side of Peconic Bay Boulevard with
the easterly side of unnamed Roadway; running
THENCE along the southerly side of Lot 5 on said map aforesaid
north 69 degrees 29 minutes East 149 feet to land now or formerly
of George B. Woodhull; running
THENCE along land of Woodhull south 31 degrees 50 minutes East
50. 99 feet; running
THENCE along the northerly side of Lot 7 south 69 degrees 29
minutes West 159 feet to the easterly side of Roadway; running
THENCE along the easterly side of said Roadway north 20 degrees
31 minutes West 50 feet to the point or place of beginning.
SUBJECT to covenants, easements, restrictions and benefits
affecting lots on the aforesaid map. TOGETHER with the right
title and interest of the party of the first part to the perpetual
right of way over Edgemere Avenue as laid out on the aforesaid
map for ingress and egress to Peconic Bay and Peconic Bay
Boulevard; and together with the perpetual right to use the beach
on Peconic Bay at the foot of Edgemere Avenue; and to the use
of the Dock and Basin on the Channel reserved for the owners
of lots on the aforesaid map.
TOGETHER with all rights created by covenants, easements ,
restrictions and benefits affecting lots on the aforesaid map
of record.
SAID premises being the same as conveyed to the party of the
first part, DOROTHY F. CAREY, and her husband, FREDERICK S. CAREY,
since deceased, by Deed dated February 20 , 1961 and recorded
in the Suffolk County Clerk ' s Office at Liber 4954 , page ;519.
