HARRIGAN, JR. , and AGATA HARRIGAN, his wife, residing at 190 Mineola Avenue, Roslyn Heights, New York 11577 party of the second part, WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable consideration paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or successors and assigns of the party of the second part forever. ALL THAT CERTAIN PLOT, PIECE OR PARCEL OF LAND, with the buildings and improvements thereon erected, situate, lying and being at Laurel, Town of Southold, Suffolk County, New York, more particularly bounded and described as follows: BEGINNING at a concrete monument on the easterly line of a 20 foot private road, (Mesrobian Drive) said monument being 317. 15 feet southerly as measured along the easterly line of said private road from the southerly line of Peconic Bay Boulevard; RUNNING THENCE from said point of beginning along the southerly line of the Seeth right of way, North 75 degrees 45 minutes 40 seconds East, 58 feet to land now or formerly of Seeth; RUNNING THENCE along land now or formerly of Seeth, South 20 degrees 07 minutes East, 94 . 93 feet to a right of way; RUNNING THENCE along said last mentioned right of way two courses as follows: (1) North 67 degrees 11 minutes 50 seconds West, 10. 66 feet to a concrete monument; and (2) South 75 degrees 45 minutes 40 seconds West, 50. 15 feet to a concrete monument and the easterly line of the aforementioned 20 foot private road; RUNNING THENCE along the easterly s e of said 20 foot private road, North 20 degrees 07 minutes West, 8 . 47 feet to the point or place of BEGINNING. SUBJECT AND TOGETHER with a right of way with others over said 20 foot private road from the southwesterly corner of the premises northerly to said Peconic Bay Boulevard. ALSO with a right of way along the northerly line of the premises and extending over lands now or formerly of Elinor G. Best to Brush's Creek and being 20 feet in width at said private road and 10 feet in width at Brush's Creek, the northerly line of said right of way being the northerly line of the premises herein described and a line from the northeasterly corner of the premises to a point on the westerly shore of Brush's Creek, 10 feet southerly from the northeasterly corner of the land now or formerly of Elinor G. Best. SUBJECT AND TOGETHER with a 6 foot wide footpath, with others, leading to the bay and beach and running along the easterly side of land now or formerly of Ravatone Realty Corp. and being along the westerly side of premises now and formerly of Frederick Fechtig and Elizabeth Fechtig;lsubject, however, to any change of location that may hereafter be made by Beatrice" M. Wasson, to the course, direction or location of said right of way to the Bay and which right was expressly reserved by Beatrice M. Wasson and her successor in title as provided in deed from Beatrice M. Wasson to Elinor G.
