BEGINNING at a monument set in the easterly line of Wickham Avenue, as widened,
distant 185.59 feet northerly, measured along the present existing easterly line
of Wickham Avenue from its intersection with the northerly line of Bayer Road;
RUNNING THENCE along said easterly line of Wi?kham Avenue as it merges into
Middl~ Road the follow two courses and distances:
1. North 7 degrees 30 minutes 10 seconds West, 81.98 feet to a monument;
2. North 5 degrees 34 minutes 40 seconds East, 32.10 feet to a monument and land
now or formerly of kussell Tuthill;
THENCE South 84 degrees 17 minutes 30 seconds East along said last m~ntioned land
165.32 feet to a'monument set in the westerly line of Lot 31 on' said map;
THENCE South 24 degrees 54 minute's 20 seconds East' along the westerly' line of
said Lot, 21.69 feet to a monument and land now or formerly of Joseph Zulewski;
THENCE South 65 degrees 5 minutes 40 seconds West along s'aid l'ast mentioned land
183.07 feet to the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to Andrea Buonaiuto by, deed
dated 6/24/1997 and recorded with the Suffolk County Clerk non 7/1/1997 in Liber
11838 page 485.

TOGETHER with all fight, title and interest, if any, of the party of the first part of, in and to any streets and roads abutting
above-described premises to the center lines thereof; TOGETHER with the appurtenances and all the.estate and fights 0f the

second part, the heirs or successors and assigns of the party of the second part forever. "
AND the party of the first part covenants that the party of the first pan has not done or suffered anything whereby the said
aremlses have been incumbered in any way whatever, except as aforesaid.
AND the pm'ty of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will
receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied
first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cos~ of the
;mprovement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
