WITNESSETH, that the party of the first part, to whom letters testamentary were issued
by the Surrogate's Court of the State of New York for the County of Suffolk on
July 21, 2011,
and by virtue of the power and authority given in and by said last will and testament, and in consideration of
distribution pursuant to paragraph THIRD of Last Will and
Testament of Grace B. Golden

ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being at Nassau Point or Little Hog Neck, Suffolk County, New York and
known and designated as Lot No. Two Hundred Six (206] and part of Lot No. One
Hundred Seventy (170) on map entitled, "Map A of Nassau Point, owned by Nassau
Point Club Properties Incorporated, situate in the Town of Southold, Long
Island", surveyed June 28, 1922 by Otto W. Van Tuyl, C.E. and Surveyor,
Greenport, New York and filed in the Office of the Clerk of Suffolk County,
New York, August 16, 1922, as File No. 156, being more particularly bounded and
described as follows:
~ BEGINNING at a monument on the northeasterly line of Wunneweta Road where
the same is intersected by the division line between Lots 169 and 206 on said
Map; running thence northwesterly along the northeasterly line of Wunneweta Road
on an irregular curve bearing to the right a tie line of which is North 40° 13'
10" West 114.12 feet to a monument located at the division line between Lots 205
and 206 (land of McKillop); running thence along said last mentioned division
line North 78° 36' 50" East 284.75 feet to land of McGlynn and Grace; running
thence along said last mentioned land North 78° 36' 50" East 20.25 feet to a
monument (land of Olsson); running thence along said last mentioned land South
11° 23' 40" East 99.94 feet to a monument on the northerly line of Lot 169 on
said Map (land of Truglio); running thence along said last mentioned line
South 78° 36' 20" West 249.98 feet to a monument on the.northeasterly line of
Wunneweta Road and the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed by deed dated November
25, 1966 and recorded in the Suffolk County Clerk's Office on November 29, 1966
in Liber 6076 Page 245 and by deed dated January 28, 2012 and recorded in the
Suffolk County Clerk's Office on February 3, 2012 in Liber 12684 Page 155.
TOGETHER with all right, title and interest, if any, of the party of the first part of, in and to any streets and
roads abutting the above-described premises to the center lines thereof;
TOGETHER with the appurtenances, and also all the estate which the said decedent had at the time of
decedent's death in said premises, and also the estate therein, which the party of the first part has or has
power to convey or dispose of, whether individually, or by virtue of said will or otherwise;
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been incumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will
apply the same first to the payment of the cost of the improvement before using any part of the tota~ of the
same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
