RUNNING THENCE South 160 46' 00" East along said land now or formerly

sixteen foot right of way leading from Peconic Bay Boulevard to Great Peconic
Bay;
THENCE North 161 46' 00" West along the easterly side of said right of way
278.30 feet to a point and lands now or formerly of White and Small;
