Downs at a point North 24 degrees 23 minutes West, about four hundred thirty-four and forty-seven one-hundredths of a foot (434.47) northerly from Peconic Bay Boulevard; THENCE turning on a course South 43 degrees 18 minutes West, eighty-five and fifty-one one-hundredths of a foot (85.51) feet to another concrete monument; THENCE curving to the North with a radius of 29.68 feet on a tangent of 57.48 feet to a monument; THENCE North 11 degrees 19 minutes West seventy-five (75.00) feet; THENCE North 62 degrees 26 minutes 30 seconds East one hundred two and five one-hundredths feet (102.5) ; THENCE South 24 degrees 23 minutes East eighty and forty-three one-hundredths feet (80.43) to the point or place of BESINNING. Stack and Angelica S. Stack by Van Brunt Tandy Corporation, by a deed dated May 19, 1926, and recorded in the Office of the Clerk of the County of Suffolk in Liber 1184 of Deeds at Page 576 on May 19, 1926, which point is also the northwesterly corner of land of A. L. Downs and from said point of beginning running South 27 degrees 2 minutes East (through a monument and stake set to the north of Peconic Bay) 377 feet along land of A. L. Down to Peconic Bay; THENCE westerly along said Bay 10 feet to land of Stack; THENCE northerly and parallel with the first course along land of Stack to Peconic Bay Boulevard aforesaid, and THENCE easterly along said Peconic Bay Boulevard to the point or place of BEGINNING. BEING AND INTETIDID TO BE the same premises conveyed to ALBERT J. MASTROPAOLO by deed from ANGELICA S.
