THIS INDENTURE, made the day of February, two thousand and twelve,

WITNESSETH, that the party of the first part, in consideration often ($10.00) dollars,
lawful money of the United States, and other good and valuable consideration, the receipt and
sufficiency of which being hereby acknowledged, paid by the party of the second part, does
hereby grant and release unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements
thereon erected, situate, lying and being in the Town of Southold, Suffolk County, New
York, known and designated as Lots 63-72 on a certain map entitled "Map of Goose Bay
Estates" in the Town of Southold, Suffolk County, New York, said map being made by
Lewis N. Waters, L.S. of Oyster Bay, L.I., New York, dated September 12, 1934 and by
the Map No. 1176 (Abstract No. 1197), being more particularly bounded and described as
follows:
BEGINNING at a point on the Westerly side of Pine Avenue (Private Road), distant 80
feet Northerly from the intersection of the Northerly side of Hickory Avenue and the
Westerly side of Pine Avenue, said point of beginning being where the division line
between Lot 63 and Lot 62 intersects with the Westerly side of Pine Avenue;
RUNNING THENCE from said point of beginning along the division line between Lot
63 and Lot 62, North 70 degrees 40 minutes 30 seconds West, 125 feet;
THENCE along the division line between Lots 63 through 72 and Lots 99 through 108,
North 19 degrees 19 minutes 30 seconds East, 200 feet;
THENCE along the division line between Lot 72 and Lot 73, South 70 degrees 40
minutes 30 seconds East, 125 feet to the Westerly side of Pine Avenue; and
THENCE along the Westerly side of Pine Avenue, South 19 degrees 19 minutes 30
seconds West, 200 feet to the point or place of BEGINNING.
SAID PREMISES BEING KNOWN AS AND BY STREET NUMBER 205 PINE
AVENUE, SOUTHOLD, NEW YORK.
Being and intended to be the same premises conveyed to the party of the first part by
deed in Liber 12594 page 152.
TOGETHER with all right title, interest, if any, of the party of the first part herein, of
Liber 2104 page 363 and Liber 2019 page 526.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to
any streets and roads abutting the above described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of the party of the first
part in and to said premises,
TO HAVE AND TO HOLD the premises herein granted unto the party of the second
part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or
suffered anything whereby the said premises have been encumbered in any way whatever, except
as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants
that the party of the first part will receive the consideration for this conveyance and will hold the
right to receive such consideration as a trust fund to be applied first for the purpose of paying the
costs of the improvement and will apply the same first to the payment of the cost of the
improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this
indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day
