TOGETHER with all right, title and interest, if any, of thc party of the first part in and to any streets and roads abutting the
above described premises to the center lines thereof; TOGETHER with the appurtenances and all the eslate and rights of the
party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto lhe party of the
second part, the heirs or successors and assigns of the party of the second part forever.
AND Ihe party of the first part covenanls that the party of the first part has not done or suffered anything whereby the said
premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will
receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied

ALL that certain plot, piece or parcel of land, situate, lying and being at Arshamomoque, Town of Southold, County of
Suffolk and State of New York, bounded and described as follows:
BEGINNING at an iron bolt set on the southerly line of Island View Lane, 156.74 feet westerly along said southerly line
from a monument at the northwesterly comer of land conveyed by Frank E. Horn and Horton Barr, said point of
beginning being the northeasterly comer of land of Heffemen (formerly Greet); from said point of beginning running
along said land of Heffernan, 2 courses as follows:
1) South 0 degrees 30 minutes 30 seconds East, 193.00 feet to an iron bolt; THENCE
2) South 14 degrees 00 minutes 30 seconds East, 37.43 feet to the high water line of the creek;
THENCE northwesterly and then westerly along said high water line of the following 2 courses and distances:
