BARGAIN AND SALE DEED
THIS INDENTURE, made as of January 31,2012, among ADRIENNE NOONAN,
having an address at 685 Bridge Street, Greenport, New York 11944, ("Grantor"), and CRAIG
ROSENBERG and LAURA ROSE..~NBERG, having-ap,~ddress at, 112 Cliff Road, Port Jefferson,
New York 11777 ("Grantee").
WITNESSETH, that Grantor, in consideration of Ten Dollars and other valuable
consideration, the receipt and sufficiency of which hereby are acknowledged, does hereby grant
and release unto Grantee and the heirs, executors, administrators, legal representatives,
successors and assigns of Grantee forever,
ALL that certain plot, piece or parcel of land, situate, lying and being in the Town
of Southold, Count)' of Suffolk and State of New York, being more particularly
described in Exhibit A attached hereto and made a part hereof,
BEING AND INTENDED TO BE the same premises to the grantor herein by
deed dated 01/10/2003 and recorded on 02/t 9/2003, in Liber 12235, Page 907.
TOGETHER with all right, title and interest, if any, of the Grantor in and to any streets
and roads abutting the above described premise.s to the center lines thereof; TOGETHER with
the appurtenances and all the estate and rights of the Grantor in and to said premises; TO HAVE
AND TO HOLD the premises herein granted unto the Grantee, the heirs or successors and
assigns of the Grantee forever.
AND the Grantor covenants that the Grantor has not done or suffered anything whereby
the said premises have been encumbered in any way whatever, except as aforesaid.
AND the Grantor, in compliance with Section 13 of the Lien Law, covenants that the
Grantor will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the
improvement and will apply the same first to the payment of the cost of the improvement before
using any part of the total of the same for any other purpose.

above written.
