WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other lawful
consideration, lawful money of the United States, paid by the party of the second part, does hereby grant and
release tmto the party of the second part, the heirs or successors and assigns of the party of the second part
forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,
situate, lying and being at Fishers Island, Town of Southold, County of Suffolk and State of New York.
SEE SCHEDULE 'A' ATTACHED HERETO AND MADE A PART HEREOF
Being and intended to be the same premises conveyed to the party of the first part by deed dated
7/18/1996, recorded 8/22/l 996 in Liber 11788 cp 751.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to
said premises,
TO HA VE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part, covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party
of the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will
apply the same first to the payment of the cost of the improvement before using any part of the total of the same
for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first

ALL that certain plot, piece or parcel of land, situate, lying and being on Fishers Island, Town of Southold, County of
Suffolk and State of New York, known and designated as Lots 1, 2 and 3 as shown on a certain map entitled, "Section
Two, Map of Lots of Fishers Island Embracings the Highland Range between The Great Harbor and the Atlantic Shore"
and filed in the Office of the Suffolk County Clerk's Office on September 23, 1878 as Map No. 339; said lots when taken
together are more particularly bounded and described as follows:
BEGINNING at the comer formed by the intersection of the northerly side of Oriental Avenue with the easterly side of
Crescent Avenue; said point also being located 2378.14 feet North of a point which is 1972.66 feet West of a monument
marking the United States Coast and Geodetic Survey Triangulation Station "PROS";
Running Thence from said point or place of beginning along the easterly side of Crescent Avenue North 50 degrees 01
minutes 40 seconds East, 136.53 feet;
Running Thence South 47 degrees 13 minutes 00 seconds East, 275.83 feet to the division line between Lots 3 and4 (land
now or formerly of St. John's Episcopal Church);
Running Thence along said division line South 45 degrees 20 minutes 40 seconds West, 144.39 feet to the northerly side
of Oriental Avenue;
Running Thence along the northerly side of Oriental Avenue the following two courses and distances:
1) North 49 degrees 05 minutes 30 seconds West, 193.04 feet; and
2) North 38 degrees 02 minutes 50 seconds West, 94.87 feet to the point or place of BEGINNING.
THE POLICY TO BE ISSUED under this commitment will insure the title to such buildings and improvements on the premises which
by law constitute real property.
FOR CONVEYANCING ONLY: Together with all the right, title and interest of the party of the first part, of in and to the land lying
in the street in front of and adjoining said premises.
