Schedule A
All that certain lot, plot or parcel of land, with the
buildings and improvements thereon erected, situate, lying and
being at Laurel, in the Town of Southold, County of Suffolk and
State of New York, bounded and described as follows :
BEGINNING at a point in the southerly line of land now or
formerly of Mormile located 57 .49 feet, on a course of South 74
degrees 12 minutes 10 seconds West, from a concrete monument set
at the southeast corner of land heretofore conveyed by W. Harry
Lister to Henrietta Mormile and Marion Mormile by Deed dated July
11, 1952 , recorded in the Office of the Clerk of Suffolk County
in Liber 3380 of Deeds at Page 66 , which said monument is also
set 361 . 00 feet from a point formed by the intersection of the
southeasterly line of Peconic Bay Boulevard with the easterly
line of land heretofore conveyed by W. Harry Lister to Joseph M.
Connelly and Lauretta A. Connelly, his wife, measured from said
point of intersection on a course of South 15 degrees 47 minutes
50 seconds East ; running thence from said point of beginning,
which is also the northwesterly corner of lands now or formerly
of Kenneth Rhodes and Ruth M. Rhodes, his wife, along the
westerly line of said lands now or formerly of Kenneth Rhodes and
Ruth M. Rhodes, his wife, South 16 degrees 39 minutes East, 270
feet, more or less, to the high-water mark of Peconic Bay;
running thence from said point along the said high-water mark of
Peconic Bay, as said line twists and turns, to a point 53 . 68 feet
distant from the point last established, measured from said point
last established on a tie line having a course of South 40
degrees 21 minutes 10 seconds West ; continuing thence in a
westerly direction along the said high-water mark of Peconic Bay,
10 feet, more or less, to the easterly line of land now or
formerly of C. F. Lampe, which is also the westerly line of a 10-
foot right-of-way; running thence along the said easterly line of
land now or formerly of C.F. Lampe, which is also the westerly
line of the said 10-foot right-of-way, North 17 degrees 29
minutes 50 seconds West, 51 . 17 feet, more or less, to a concrete
monument ; continuing thence along the said easterly line of land
now or formerly of C. F. Lampe and the westerly line of the said
10-foot right-of-way, North 17 degrees 29 minutes 50 seconds
West, 255 . 83 feet to a concrete monument ; running thence from
said concrete monument, along the southerly line of a 15-foot
right-of-way and the southerly line of land now or formerly of
Mormile, North 74 degrees 12 minutes 10 seconds East, to the
point or place of beginning.
TOGETHER WITH all the right, title and interest of the
parties of the first part in and to the lands and the waters and
the lands under the water, adjoining said premises on the
southerly side thereof .
