improvements thereon erected, situate, lying and being at
Mattituck, Town of Southold, County of Suffolk and State of New
York, being more particularly bounded and described as follows:
BEGINNING at a point on the easterly side of Bray Avenue
distant 25.00 feet southeasterly as measured along the easterly
