part, does hereby remise, release and quitclaim unto the party of the second part, the heirs or successors and

of 220 feet along the east line of the farm, the south line is parallel
to the north line and the west line is parallel to the east line , and
which point is the following 4 courses and distances from the intersection
of the easterly side of Laurel Lane with the southerly side of Main Road
(N . Y. State Route 25) ;
1 . North 45 degrees 58 minutes 00 seconds east 238 . 66 feet ;
2 . North 47 degrees 31 minutes 46 seconds east 81 . 70 feet ;
3 . North 48 degrees 16 minutes 38 seconds east 121 . 00 feet ; and
4 . North 50 degrees 28 minutes 11 seconds east 235 . 03 feet ; to the true
point or place of beginning which premises are more particularly
bounded and described as follows :
BEGINNING at point on the southerly line of Main Road (New York
State Route 25) at the northwesterly corner of land of Golden View
Estates Inc . and the northeasterly corner of land now or formerly of
John F. McNulty ;
RUNNING THENCE along said land of Golden View Estates Inc . South 28
degrees 45 minutes 57 seconds East 220 feet ;
THENCE South 50 degrees 28 minutes 11 seconds West 168 feet ;
THENCE North 28 degrees 45 minutes 57 seconds West 220 feet to the
southerly side of Main Road (New York State Route 25) ;
THENCE along the southerly side of Main Road (New York State Route 25)
North 50 degrees 28 minutes llseconds East 168 feet to the point of said
beginning .
BEING AND INTENDED TO BE the same premises transfered to the party of
the first part by deed dated May 26 , 1992 and filed in the Office of the
Clerk of the County of Suffolk on June 4 , 1992 , in liber 11478 of deeds
at page 8.
TOGETHER with all right, title and interest, if any, of the party of the first part of, in and to any streets and
roads abutting the above-described premises to the center lines thereof; TOGETHER with the appurtenances t
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part, in compliance with Section 13 of the Lien Law, hereby covenants that the pa
of the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "partied' whenever the sense of this indenture so requires.
