of Southold, County of Suffolk and State of New York,
bounded and described as follows :
BEGINNING at a point on the boundary line between land
of the Party of the first part and land now or formerly of
Mattituck Park Properties, Inc. , 190 . 0 feet southerly along
said boundary line from a concrete monument set at its
intersection with the southerly line of Peconic Bay
Boulevard, being the northwesterly corner of the premises;
and running along land of the party of the first part North
67 degrees 04 minutes 00 seconds E. 64 . 0 feet;
THENCE along land conveyed, or about to be conveyed by the
party of the first part to Albert J. Cusa and wife South 20
degrees 39 minutes and 10 seconds East 190. 0 feet;
