BEGINNING at a point on the easterly line of Wells Road, 170.04 feet southerly
along said easterly line from the southerly end of a curve connecting said
easterly line with the southerly line of Albo Drive, said point of beginning
being the southwesterly corner of land of Bohlander, from said point of beginning:
RUNNING THENCE along said land of Bohlander North 88 degrees 18 minutes 50
seconds East 143.92 feet to land of Smith;
THENCE along said land of Smith South 5 degrees 41 minutes 40 seconds East
100.25 feet to land of Harkoff;
THENCE along said land South 88 degrees 18 minutes 50 seconds West 150.93 feet
to said easterly line of Wells Road;
THENCE along said easterly line North 1 degree 41 minutes 10 seconds West
100.00 feet to the point of BEGINNING.
TOGETHER with the privilege in common with others to use a right of way leading
from the Boulevard , so called, to Peconic Bay, which said privilege is
contained and recited in deed to George I . Tuthill , et al . , dated April 17, 1928
and recorded August 13, 1928, in Suffolk County Clerk's Office in Liber 1368 of
Deeds, Page 24.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first
part be deed dated 9/24/96 and recorded with the Clerk of Suffolk County on
10/18/96 at Liber 11797 Page 682.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and tD said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
