North 45 degrees 13 minutes 00 seconds West 174.62 feet to an iron pipe on the south-
easterly line of a 20 foot right of way; THENCE along said southeasterly line North
47 degrees 05 minutes 10 seconds East 31.45 feet; THENCE along the northeasterly line
of said 20 foot right of way North 26 degrees 15 minutes 30 seconds West 50.0 feet to a
monument and Lot 30 as shown on said map; THENCE along said Lot 30, North 47 degrees
05 minutes 10 seconds East 18. 54 feet to an iron pipe and land of Keener; THENCE
along said land of Keener being through Lot 31 and through said Lot 15 as shown on
said map, South 53 degrees 09 minutes 50 seconds East 236.75 feet to an iron pipe on
said no,thwesterly line of Peconic Bay Boulevard at the southeasterly corner of said
Lot 15; THENCE along the said northwesterly line South 53 degrees 10 minutes 00
seconds West 100.00 feet to the point or BEGINNING.

of the party of the first part in and to said premises;To Have And To Hold the premises herein granted unto the party
of the second part,the heirs or successors and assigns of the party of the second part forever.
And the party of the first part, in compliance with Section 13 of the Lien Law,hereby covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration as a
trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the
payment of the cost of the improvement before using any part of the total of the same for any other purpose.
The word "party"shall be construed as if iit read "parties"whenever the sense of this indenture so requires.
