WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable
consideration paid by the party of the second part, does hereby grant and release unto the party of the second
part, the hefts or successors and assigns of the party of the second part forever,
All that certain plot~ piece or parcel of land situate, lying and being in the Town of Southold, County of
Suffolk and State of. New York, known ,and designated as Lot 30 on a certain map entitled, "Map of August
Acres, Section 1" and filed in the Office of the Clerk of the County of Suffolk on June 3, 1991 as Map No.
9107;
BEGINNING at a point on the northeasterly side of Kerwin Blvd., where the same is intersected by the
division line between Lots 30 and 31 as shown on the aforesaid map, said point of beginning being distant
632.36 feet southeasterly as measured along the northeasterly side of Kerwin Blvd. from the southeasterly
end of a curve having a mdins of 25.00 feet and a length of 39.27 feet, which said curve connects the
northeasterly side of Kerwin Blvd. with the southeasterly side of August Lane;
RUNNING THENCE from said point or place of beginning long said division line north 46 degrees 50
minutes 20 seconds east, 245.00 feet to the division line between Lots 30 and 27;
THENCE along said division line south 43 degrees 09 minutes 40 seconds east, 164.00 feet to the division
line between Lots 29 and 30;
THENCE along said division line south 46 degrees 50 minutes 20 seconds west, 245.00 feet, to the
northeasterly side of Kerwin Blvd;
THENCE North 43 degrees 09 minutes 40 seconds west, along the northeasterly side of Kerwin Blvd.,
164.00 feet to the point or place of BEGINNING.
SAID PREMISES being known as 2825 Kerwin Boulevard, Greenport, New York.
BEING AND INTENDED to be the same premises conveyed to the grantors herein by Deed dated April 26,
1999 and recorded in the Office of the Clerk of the County of Suffolk on May 1 l, 1999 in Liber 11962 page
179.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutOng the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD
the premises herein grunted unto the party of the second part, the heirs or successors and assigns of the party
of the second part forever.
AND the party of the first part covenants that the party of the fast part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of thc fast part, in compliance with Section 13 of the Lien Law, covenants that the party of
the f~rst part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied fa:st for the purpose of paying the cost of the improvement and will
apply the same first to the payment of the cost of the improvement before using any part of the total of the
same for any other purpose. The word "party" shall be construed as if it read "parties" whenever the sense' of
this indenture so requires.
