lot being more particularly bounded and described as follows:
BEGINNING at a point on the southerly side of Blue Marlin Drive, (private) at the northwest comer of the herein
described premises, said point ofbeglnnlng also being at the division line between lots Nos. 11 and 12 as shown on the
above mentioned map;
RUNNING THENCE along the southerly side of Blue Marlin Drive, North 74 degrees 15 minutes 20 seconds East, 110
feet to the division line between Lots 12 and 13 as shown on the above mentioned map;
THENCE along the said division line, South 15 degrees 44 minutes 40 seconds East, 180 feet to the ordinary high water
mark of Peconic Bay;
THENCE along the ordinary high water mark of Peconic Bay on a tie line of South 70 degrees 28 minutes 10 seconds
West, 118.45 feet to the said division line between Lots Nos. 11 and 12 as shown on the above mentioned map;
THENCE along the said division line, North 13 degrees 15 minutes West, 188 feet to the southerly side of Blue Marlin
Drive, the point or place of BEGINNING.
