paid by the party of the second part, does hereby grant and release unto the party o[ the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being i~rxl~ boar the Village of Greenport, Town of Southold, County of
Suffolk and State of New York, known and designated as Lot 23 and 24 on a certain
map entitled, "Map of Washington Heights" and filed in the Suffolk County Clerk's
Office on 12/8/27 as Map No. 651, bounded and described as follows:
BEGINNING at a point on the northerly side of Washington Avenue distant 156.48
feet westerly as measured along the northerly side of Washington Avenue from the
corner formed by the intersection of the westerly side of Main Street and the
northerly side of Washington Avenue;
RUNNING TH~I~CE along the northerly side of Washington Avenue, South 67 degrees
34 minutes 50 seconds WEst, 100 feet to the division line of Lots 22 and 23 as
shown on the above mentioned map;
THENCE along the last above mentioned division line, North 22 degrees 25 minutes
10 seconds West, 115 feet;
THEIqCE North 67 degrees 34 minutes 50 seconds East and through a monument 100 feet
to the division line of Lots 2 and 24;
THENCE along the last above mentioned division line and continuing along the
division line of Lots 1 and 24, South 22 degrees 25 minutes 10 seconds East,
115 feet to the northerly side of Washington Avenue, the point or place of
BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the grantor's herein by deed
dated June 22, 1988 and recorded in the Suffolk County Clerk's Office on July 20,
1988 in Liber 10649 cp 19.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streots and
roads abutting the above described premises to the center lines thereof; TOGETHER wkh the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party Df the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 Df the Lien Law, covenants that the p~rty o1:
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
