WITNESSETH, that the party of the first part, in consideration ofTen Dollars end other valuable consideration
paid by the party of the second part, does hereby grant end release unto the party of the second part, the heirs or
successors end assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of lend, with the buildings and improvements thereon erected, situate, lying
and being4~ near the Village of Greenport, New York, known and designated on a
certain map entitled "Map of Washington Heights", Greenport, Suffolk County, New
York State, filed 12/22/29 as Map No. 651, as lot numbers one (1) and two (2),
said lots being bounded and described as follows:
BEGINNING at apoint on the Northerly side of Washington Avenue where same is
intersected by the corner formed by the intersection of the Westerly side of Main
Street with the Northerly side of Washington Avenue;
THENCE along the Northerly side of Washington Avenue, South 67 degrees 34 minutes
50 seconds West 156.48 feet;
THENCE North 22 degrees 25 minutes 10 seconds West 115 feet;
~HENCE North 67 degrees 34 minutes 50 seconds East 143.52 feet to the Westerly side of
Main Street;
tHENCE along the Westerly side of Main Street, South 28 degrees 50 minutes 50 seconds
East 115.73 feet to the Northerly side of Washington Avenue and the point or place of
BEGINNING
BEING AND INTENDED TO BE the same premises conveyed to the Grantors herein by deed
da'ted 10/26/99, Recorded 10/29/99 in liherl1997 page 853.
TOGETHER with all right, title and interest, if any, of the party of the first part of, in and to any streets and
roads abutting the above-described premises to the center lines thereof; TOGETHER with the appurtenances
end all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD
the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been incumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
t'mit part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
fm;t to the payment of the cost of the improvement before using any part of the total of the same for any other
pu~cpose.
The word "party" shall be consffued as if it read "parties" whenever the'sens~e of this indenture so requires.
